Shepherds View at Oaks Barn Farm combines robust eco-friendly principles with stylish accommodation, which is unique & surprisingly spacious. Sleeps upto 6 guests in 3 bedrooms which are spread out across 2 adjacent shepherds lodges linked together via decking area with views to open fields. Sitting in a beautiful rural location just ten minutes from historic Stratford-Upon-Avon, this welcoming holiday home is an excellent base for exploring many fantastic attractions in and around the area. The space Shepherds View sleeps up to 6 guests in 3 bedrooms (2 flexible bedrooms with king-size beds that can be unzipped and made up as two singles, TV to each room) which are spread out across 2 adjacent shepherds lodges which provide full central heating and WiFi. Open-plan living area with space to cook, dine and relax. Fully fitted kitchen is equipped with electric oven, two-ring ceramic hob, fridge, freezer, a good complement of utensils and cooking equipment, and granite worktops. Comfy seating allows you to relax in front of the wall-mounted television with Freeview channels and a dining table which seats six guests. 2 bathrooms one with a full size walk in shower. This welcoming holiday retreat provides guests with everything needed to relax and unwind. Outside: Outdoor furniture, patio table and chairs for 6, kandi fire bowl, salt water hot tub and BBQ (charcoal). Secure off-road parking. Optional extras; Add A Salt Water Hot tub to your Stay Each of our properties has its own Salt water hot tub these can be added to your stay, the price is £150 based on a 2-night booking and additional nights can be added for £20 per night* We cannot be held responsible for your safety whilst you are using the Salt water hot tub. You will be held responsible for any damage to the Salt water hot tub and will be invoiced accordingly unless the security deposit covers this cost. 
If the water level is below the jets and water intake the Salt water hot tub must not be used, this may cause damage to the pump which you will be charged for. If you require us to re-fill the Salt water hot tub for a 2nd time a further amount of £150 will be charged. In most cases we can get the hot tub up to temperature for your arrival, where we have a back to back booking, we are able to hot fill in all but one of our properties. Pizza experience Can be added to your stay at an additional charge, minimum of 6 people. Knife and Axe throwing Can be added to your stay at an additional charge, minimum of 6 people. In line with our green tourism policy, we actively promote the efficient use of energy. The cost of rental includes 14 units of electricity per night's stay (100 units per week pro rata), which is sufficient for normal consumption and 0.5 cubic metres per day of gas. Additional units used are charged at cost: 12.5p per kWh for electricity and cost of £2.56 per cubic meter for gas, both by meter reading. Any excess utility charges are deducted from the deposit. Guest access There are electric gates to the farm, you will be required to provide a mobile number per car to allow you to gain entry. It does not cost you to ring the gate. Please ensure the number you provide is not a withheld number otherwise the gate will not recognise the number and will not open. The property is secure which is particularly useful to contractors. Other things to note The owners are able to do a service wash for a nominal charge should you need items laundered whilst away. All utilities, linen and towels are included. Shepherds View is non-smoking. The owners can arrange air-rifle shooting. Add A Salt Water Hot Tub to your Stay The salt water hot tub is available for your own personal use at an additional cost of £150 per stay. We empty the hot tub and refill it for each party coming in. The price includes 1200 litres of water, refill of salt and enough Kw of electricity to heat it. Providing you replace the cover and turn off the jets when it is not in use you will not run out of your allocated amount of electric units. Because we have other guests on the farm by replacing the cover after use it keeps everyone safe. Children must be accompanied.  We have chosen a chemical free hot tub which is in line with our green policy.  It is a fantastic place to sit at night watching the stars.
