Llys Arthur is a spacious, quiet and characterful 3-storey home in the heart of Llanberis. Just a 10-minute walk to Snowdon (Yr Wyddfa) and 5 minutes to Llyn Padarn for swimming and paddleboarding. Llys Arthur is our much-loved 3-storey home which has been in our family for over 50 years, perfectly placed for Snowdon hikes, lakeside walks and cosy evenings by the log burner. Our well-equipped house sleeps up to 6 guests across three bedrooms and offers generous living space to unwind after a day exploring. You will be located just a two-minute walk from all the village amenities such as cafes, pubs and shops. For those arriving without a car, there is a bus stop nearby in the village. Llys Arthur is ideal for families, couples or friends looking to explore Snowdonia while staying somewhere comfortable, welcoming, and perfectly located in Llanberis. We look forward to hosting you. ✦ The Living Room The open-plan living and dining area is designed for relaxing evenings after time outdoors. Chill on the sofa beside the log burner, enjoy a film on the 55” 4K TV or select a DVD from our extensive collection. For those who want to move away from digital, we have a selection of board games, books, DVDs or vinyls to browse. Hive smart heating keeps the house warm and comfortable year-round. Reliable BT Fibre broadband (up to 50 Mbps) is available throughout the house, ideal for streaming or remote working. ✦ The Kitchen The fully equipped kitchen includes a cooker/oven, microwave, air fryer, fridge/freezer, dishwasher and washing machine. Coffee lovers are well catered for with a Melitta filter coffee machine and a Tassimo pod machine. ✦ Bedrooms Towels and bedding are provided for all guests: • 🛏 Lakeside Room (Bedroom 1): double bed, mountain views, 32” Smart TV • 🛏 Quarry Room (Bedroom 2): double bed, views over the Dinorwig Slate Quarry (UNESCO World Heritage Site), 42” Smart TV • 🛏 Lions Room (Bedroom 3): single bed with pull-out single underneath ✦ Bathrooms The house has 2.5 bathroom areas across the floors: • Ground floor: Walk-in shower, toilet, LED back-lit vanity mirror and sink. Recently renovated. • First floor: Bathroom includes a wash basin and a bathtub, with a separate toilet right next door. • Second floor: Electric shower, recently renovated. All bathrooms are stocked with Tresemmé shampoo and conditioner, and shower gel. ✦ Outdoor Space We have a spacious rear garden with picnic bench, ideal for unwinding in good weather. Please note there are steep steps up to the patio. ✦ Additional Information • One well-behaved dog welcome (£20 fee) • Free on-street parking nearby (can be busy at peak times) • For security, there is a smart doorbell and rear-facing camera covering the external entrance areas only • No smoking or vaping indoors or outdoors • Due to the layout and stairs, we do no allow children under 2 years to stay • Bunk bed is for children only (no bedding provided; guests may use bedding from the Lions Room if required) • Two locked cupboards on the top floor used for our storage • Guests must use their own streaming service logins and please remember to log out before you leave! Guest access You will have access to the whole house and back garden. Other things to note Please note this is a 3-storey house and the stairs to the top floor are quite narrow and steep so please do take extra care, however, the views from up there are stunning.
