Beautiful traditional Edinburgh one bedroom apartment with lovely period features minutes walk away from Holyrood Park. The perfect base for your trip! A cosy home from home feel. One bedroom with a king size bed, plenty of space to relax in, a well equipped kitchen, and the apartment is centrally located on a quiet one way street with great bus links for the city and free on street parking, providing quick and easy access in and out of the city. The space My lovely cosy one bedroom apartment is centrally located very close the centre of Scotland's historic and beautiful Capital, Edinburgh. It will be the perfect home from home for a couples getaway. In the summer of 2021 I have completely redecorated the living room, fitted a new carpet and radiator. Approximately 15 minutes walk through Holyrood Park takes you to the foot of The Royal Mile and will be the perfect home away from home for your trip! I have one bedroom with a king size bed, traditionally decorated period apartment which is warm and cozy feeling, bright sunny rooms with comfortable new furniture and recently decorated. The apartment is perfectly located within walking distance of Central Edinburgh, while Edinburgh Waverley station provides quick and easy access in and out of the city. Guest access Guests will have access to the entire apartment. Free unreserved on-street parking is available on my short one-way street, as it is on all surrounding streets. Obviously, I am not able to control the parking situation but if you don’t find a space on my street you are extremely likely to find one very close by. Keep an eye on spaces and you’ll soon get parked on my street. Other things to note EDINBURGH'S LOW EMISSION ZONE Edinburgh's LEZ comes into effect on June 1st, 2024. If you intend to come by car please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine. More info is available at Edinburgh government's website. Please search for low emission zone. Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred. PARKING - There is free unreserved parking on Meadowbank Avenue and all streets nearby. As it is unreserved parking, we cannot guarantee there will be an empty space near the building as they fill up quickly. - JustPark private driveways => Some Edinburgh residents do rent their driveways when not in use. You can check JustPark . com if interested. They tend to be cheaper than the large commercial parking sites but may not be as secure. - RingGo => For up to date pricing, please refer to the RingGo app. It will show the nearest available on-street pay and display parking with space availability and pricing. If you register a credit card to the app, there will be no need to search for spare change and you can easily add on time remotely. WORK HOURS -communication Evergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours. After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only. Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking. TOILETRIES AND LOO ROLL Each toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own. Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle. TAP WATER Edinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to. LICENSING This property currently holds a Short Let Licence and we are allowed to operate and accept guests. TRAVEL INSURANCE Lastly, we advise you to take out appropriate travel insurance against the need to cancel your trip etc. DUVETS/BLANKETS Please note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however there may be an extra charge and this is also subject to availability. FORGOTTEN ITEMS If you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage. This should be paid directly to Evergreen Property. Details will be shared when required. ALLERGIES OR ANY HEALTH CONDITIONS If you have any allergies or any health conditions we should know about please do inform us at booking.
