Stylishly furnished and equipped to an extremely high standard, the property is airy and bright all year round, with terracota tiled flooring throughout benefitting from underfloor cooling and heating. The space LailAmelia welcomes guests with open arms the moment they drive through the gates and step over the threshold. The house is airy, bright and stylishly decorated to offer guests a feel of indulgence and luxury, with two separate living spaces if required. Equipped to a very high standard plus a few extras, making sure no guests are wanting for anything! Ground Floor has: * Welcoming Entrance Hall with chaise longue and floor standing mirror * Spacious open plan galleried Lounge - Equipped with 3x large leather sofas and 2x Armchairs facing an open fire with protective fireguard. This is one the most fabulous parts of the property with both sliding doors and French doors opening out onto the terrace where you can relax taking in the aroma of roses and lavender while soaking up the morning sun and looking out on the mature acacia trees. * Open plan Dining Area - Table and chairs with seating for 8 and sliding doors to veranda overlooking garden and pool. * Stylish Provençal Kitchen with additional buffet unit – Generously equipped with AEG electric stainless steel oven, AEG 4 burner gas hob, Panasonic Combi microwave oven, AEG integrated dishwasher, large Siemens family fridge, Krups coffee machine, toaster, kettle, serving dishes, baking equipment and all of the other essentials that a kitchen would require. Sliding patio door leading down steps to Bar terrace and garden. * Spacious Utility Room – Sink, washer , integrated freezer, iron and ironing board. * Master Bedroom with en-suite shower room with toilet– generously equipped with Queen size bed (160x200), dressing table and stool, double wardrobe, chest of drawers, bedside cabinets, floor standing mirror and hairdryer. French doors opening to terrace. * Cloakroom - Toilet, Basin and Towels First Floor has: * Mezzanine Lounge area – 2x sofas and an armchair with TV, with South East facing French doors overlooking garden. Ornate railing overlooking the ground floor lounge. * Double Bedroom - Equipped with a Queen size bed (160x200) plus a childs bed, dressing table and stool with built in wardrobes. Overlooking the pool and herb garden. * Double Bedroom - Equipped with a Queen size bed (160x200), dressing table and stool, with built in wardrobes and views to Mt. Ventoux. * Twin Bedroom – 2x four-poster single beds (90x190), dressing table and stool with built in wardrobes and South East facing french doors overlooking garden. * Family Bathroom – Sunken bath with separate walk-in shower, ‘his and hers’ sinks and toilet, also views to Mt. Ventoux! Outdoor Space has: * The house opens through three doors onto 50m² of spacious South East facing tiled terracing overlooking the garden leading to a 10m² South West facing veranda overlooking the garden and pool which can also be accessed via a fourth set of sliding doors from the Dining Area. There are additional terraces at the end of the pool with sun loungers, as well as a bar and summer kitchen, offering varied areas to laze, all complemented by modern lounge chairs and a table and chairs for those who prefer to relax and dine together alfresco. * Beautifully stocked and maintained garden of 2100m² (half an acre), fully enclosed by mature hedging on all sides and largely laid to lawn but also comprising 5 mature olive trees together with cherry, fig, kiwi, lemon and apricot trees together with a herb garden and the obligatory platane! * Stunning large floodlit freeform pool - 127m³ (15m x 7m x maximum depth 1.6metres) with paddling area and sun lounger terracing at its head. important: For the safety of children, an infrared light perimeter alarm system is placed all around the pool to secure its access. This does'nt replace the vigilance and responsibility of parents and adults regarding the active supervision of children around the pool. In the period from late May to early September 2023 afternoon and evening water temperatures rarely dropped below 23 degrees, peaking at 29.5 in mid July. (The pool is in wintering mode from October to April included) * Sumptuous Summer Kitchen with built in barbecue-plancha and Mediterranean Bar area (drinks not included) – In a restful corner of the garden offering canopy cover from the sun if required, the ideal haven for outdoor dining. - For security reasons, our home is secured by external CCTV with the two cameras covering the drive incorporating movement sensors for security. - Electric Vehicle Charging Station (EV Recharge): There is no designated charging point installed on the property. It is strictly forbidden to charge your vehicle from the domestic power supply (eg by plugging a plug into a power socket inside the property) as this is dangerous and could invalidate the owners property insurance and your own car insurance. Please charge your electric vehicle at a local charging station. - Underfloor cooling both upstairs and downstairs which, when combined with sensible use of the shutters, ensures that temperatures remain comfortable (e.g. in June 2022 when outside temperatures rose to 38 degrees the house was a comfortable 25 degrees). Guest access The property will be totally private and solely for guests to use. Other things to note Rubbish: All rubbish should be removed before departure. This is not part of the cleaning service. Garden furniture: We’re happy for people to move garden furniture as they wish but would request that on an evening everything is removed from the lawns so as to avoid any damage from or to the watering system and robot lawnmower.
