Casa Nuova / Anne & Pino's Farmhouse

Casa Nuova is the largest apartment in our newly restored countryside farmhouse, set in the rolling hills at the feet of Mt. Subasio, only a 10 minute drive from Assisi's town center yet completely immersed in Nature! With 360 degree views, located in a Regional Natural Park, the apartment has been recently renovated, tastefully decorated with local art and furniture, fully equipped for long stays and with large, comfortable quiet rooms for our guest's peaceful stay! The space Casa Nuova is a 3 bedroom apartment, fully equipped for families and groups of friends to enjoy the Umbrian countryside at its fullest! Our guests have a porch with outdoor table to enjoy and all the large windows have quiet views over our woods. The three bedrooms are tastefully decorated with antiques and traditional furniture, embroidered linens and original paintings and etchings. The bathrooms are both very spacious, both have windows and are equipped with showers, extra sets of towels, toiletries and hairdryer. The kitchen/dining room has a large marble-top table, a gas stove, oven, washing machine, microwave oven, American coffee maker and tea kettle. It is perfect for large homemade dinners and lunches! Wifi is password free and works throughout the property. Guest access The whole apartment is available to our guests as well as the front porch. We enjoy sharing our whole property, with its gardens, animals and views. We live in a separate house next door. The apartment is located 6.4 km (4 miles) outside the Assisi city center, driving east on the SS444 in direction of Gualdo Tadino. There is no public transportation so a car is highly recommended. The last 1 km is on a private driveway: the road is well maintained but gravel and uphill. It is suitable to all types of vehicles, but please be aware, if you are not comfortable with mountain driving this might not be your ideal accommodation. Other things to note ANIMALS: This is a farmhouse! We have two donkeys, goats, chickens, hens, geese, two sheepdogs and 6 cats. All pets are well trained and friendly. Please be aware that they are still animals and this is also their home! Please do not let them into the apartment. HEATING: we have floor heating guaranteeing a very comfortable stay in the colder months. However please note that as per Italian law DPR 74 /2013 and DPR 412/93 pertaining energetic policies, we are only allowed to switch on the heat from October 15th to April 15th (though exceptions might be issued by town hall in case of particular weather conditions) and the thermostat maximum heat setting allowed is 20ºC. This is a very comfortable temperature, but if you are sensitive to cold please pack adequate clothing and feel free to ask for additional blankets. COUNTRYSIDE STAY: our little corner of paradise is located in the hills and only reachable by car - no public transportation is available. The closest café/restaurant is 5 minutes by car or 30 minutes walk, partly on a gravel road.
