Spacious 5-bedroom period home sleeping up to 12 guests in a peaceful rural setting with panoramic views. Just minutes from the Midlands motorway network, it’s ideal for NEC visitors, groups meeting up from across the UK, or contractors working nearby. Guests enjoy fast Wi-Fi, ample parking (including vans), a large fully equipped kitchen diner, and a bright reception room for relaxing. Outside, the generous garden is perfect for unwinding, with a bookable hot tub for an extra touch of luxury. The space A unique house in a fabulous location with beautiful views. The large kitchen diner is a great social space and well equipped for group meals with plenty of work space, a range cooker, dishwasher and large fridge freezer. The dining area seats 12 and has French doors to the garden; there is also a breakfast bar at the kitchen island to chat or enjoy a drink whilst preparing food. The bright lounge offers a 55" smart TV, board games for your use and plenty of seating. In winter enjoy warming up in front of the wood burning stove when we offer a large starter basket of wood (Oct - April. Extra wood available to purchase). The full width bifold doors offer views to the glorious countryside and access to the garden. The spacious garden offers two seating areas with outdoor dining, large Weber barbeque, a chimnea, lighting and views over fields at the rear. Our kids love playing football, cricket and hide and seek. Guests enjoy eating fresh eggs from our chicken. We do ask you to ensure she is fed and watered during your stay; we leave everything you need and detailed instructions. A 5-6 person spa hot tub can be arranged for an extra cost of £200 per weekend (longer hire periods are also available - please enquire for details). This cost covers hire, cleaning, refilling and sanitising and heating. Guests should contact the owners as early as possible to reserve the hot tub and ensure it is available - although we will try our best we cannot always accommodate late requests. The Bedrooms All bedrooms offer comfortable beds with clothes hanging space. Bedroom 1 has a super king size bed, dressing table, en suite shower room and French doors with Juliette balcony to enjoy the lovely countryside view. An additional single bed is also available in this room on request. Bedroom 2 has a double and a single bed, bedroom 3 is a double and bedroom 4 can be be set up as two singles or a king bed. Bedroom 5 is on the ground floor and offers a king size bed. An additional single bed is also available in this room on request. You will have access to the whole house and garden, including parking for up to 4 cars. The Location Our home is situated in the lovely village of Berkswell, less than 30 minutes from both Coventry and Birmingham. It is half a mile from the village centre, which features a lovely country pub and a church with one of the finest Norman crypts in England. You can enjoy many rural walks and see features such as the historic stocks on the village green, animal pound and Bercul's well (from which the village name is derived). Local Amenities Less than 5 minutes drive to two larger villages featuring shops, pubs, parks, restaurants, take aways and petrol stations. Guest access You will have exclusive use of all areas of the house and garden, other than the loft. The garage and it's contents are not for guest use. We may need to access the separate garage during your stay. No access through the house is required and we will only do this by prior arrangement. Other things to note Please note that we do not allow parties or guests to bring sound systems. Guests must keep indoor and outdoor noise to a minimum after 10pm to respect our neighbours. The hot tub cannot be used after 10pm. Guests should place all rubbish in outdoor bins provided. We kindly ask that excess rubbish is taken home with you. Guests are not permitted to use extension leads to charge cars. Please note we have external cameras and recording devices monitoring the entrances to the property. These will alert us to all people entering and leaving our home, or being immediately outside the house. This is to enhance the safety and security of our guests and ourselves. Recordings will be deleted after your stay, and your privacy will not be compromised. Should you have any questions this, please ask. The house is on a country road with a 50 mph limit. You will need to keep a close eye on young children on the front driveway. However, the rear garden is secure and the the side gate is kept closed and locked for safety and security. Access to the garden is only thorough the house, unless by prior arrangement with the owners. A damage deposit authorisation is required. This is not a charge and will only show on your statement as a hold of funds (Pending Transaction) to cover for any damages should they arise. Once you check-out this will automatically be released in full. You will be contacted after booking to complete card details for this via our partner, Charge Automation.
