This delightful brick and flint riverside cottage offers a fabulous location perfect for families, dogs, walkers, cyclists, and birdwatchers alike. Located on the edge of Aylsham, a historic medieval market town just nine miles north of Norwich, it's also conveniently only a 15-20 minute drive to the North Norfolk Coast. Location: The cottage is tucked away from the main thoroughfare, yet it's just a short 10-minute walk to the heart of Aylsham. There, you can explore its historic marketplace, local shops, pubs, tea rooms, and restaurants. Activities: Our area is perfect for cyclists and walkers, with numerous footpaths, trails, and quiet roads waiting to be discovered. Sightseers will appreciate the proximity to stately homes, including Blickling Hall (the Anne Boleyn family's former residence), about a 30-minute walk via the Weavers Way footpath. Plus, the coast is only a 20-minute drive away, offering easy access to the beach. Cottage Features: Dog and family-friendly, our cottage offers a true "home away from home" experience. Downstairs: Kitchen/Diner: Step into a fully equipped shaker-style kitchen/diner with a fridge freezer, dishwasher, microwave oven, kettle, toaster, dining table, and butler sink. The under stairs cupboard houses a high chair and vacuum cleaner for your convenience. Living Room: Relax in a comfortable and bright living room with an armchair and two sofas. Entertainment is provided by a 32' Smart TV with Freeview and Netflix, a DAB radio, and a selection of books and games. The back door opens to a charming rear garden patio area and river. Shower-room: Includes a cubicle shower, WC, and wash basin. Upstairs: Bedroom 1: Enjoy views of the garden and river from the master bedroom, furnished with a lovely brass and iron double bedstead, two bedside tables and lamps, a chest of drawers, a chair, and a hairdryer. The built-in wardrobe offers plenty of hanging space, along with an iron and ironing board. Bedroom 2: Features two single beds and storage via a freestanding clothes rail, as well as a selection of games and toys. Outside: Rear Garden: A beautiful south-facing garden, mainly lawn with various plants and trees, and a patio seating area bordering the gentle river. The enclosed garden ensures a secure environment for children and dogs. Front Garden: Surprisingly spacious, the front garden boasts a lawn, a lovely pond, a bench, and a variety of trees and greenery, providing ample space for outdoor activities. Parking: Private parking is available at the front of the cottage, with space for 2-3 cars. Other things to note Here are a few details regarding the property: * A travel cot, a highchair, and a fixed stair-gate at the top of the stairs are available for your use. Please note that the travel cot mattress is the firm one provided by the manufacturer, and we do not supply linens for it. * Our housekeeping fee includes cleaning, fresh, high-quality linens, and a complete set of bath and hand towels. * We welcome up to two small dogs or one medium-sized dog at no extra charge. * The bathroom is quite small. The shower enclosure has a raised base, and anyone over six feet tall will need to hold the shower head. * When showering, please be sure to use the extractor fan. The switch is located to the right of the bathroom door. You may need to pull the cord to activate it.
