Relax in a large private suite located in a peaceful and historical 1850s brick home on a small farm and horse boarding facility in Alfred Station. A home-away-from-home conveniently located less than 10 minutes from I-86, Alfred State, and Alfred University. Enjoy exclusive use of the private entry, old fashioned front porch, wrap-around upstairs landing, large bedroom, cozy sitting room, and spacious bathroom. Contact me if you would like a smaller suite with 1 queen bedroom. The space This suite is roughly 1350 sq. ft. in the upstairs of a Victorian home consisting of two (2) bedrooms with queen beds, a sitting room with a daybed, TV, an expanding dining table, and a spacious bathroom with a shower and jet tub. The large upstairs and downstairs halls and covered porch provide additional space for sitting and relaxing. If you enjoy watching TV, you will have complementary access to Netflix and Amazon Prime. You can also sign into other streaming services using your personal accounts. While the suite does not have a kitchen, it does have a well-stocked coffee bar and mini fridge for food storage. There is also a toaster, microwave, countertop burner, and a countertop griddle. All ages are welcome, but please be aware that the stairs to the second floor can be a bit steep by contemporary standards. Keep this in mind if anyone in your party has a hard time with stairs. Guest access In addition to the Farm Guest Suite, guests have access to the shade of the apple/pear orchard just across the driveway and can arrange for a farm tour to meet the horses, donkeys, and chickens. Please also enjoy our acres of trails! (Open seasonally from April-August) There are over forty acres of woodlands to hike through as well as a pond near the back of the property for those who enjoy exploring. A full hike to the ridge of the hill and back will take you a few hours and will be quite the trip. Other things to note My husband, young son, and I live on the first floor and are able to assist you in any way you need, but we will give you your privacy unless otherwise requested. This property has well water. Mouse the Bouvier des Flanders x ASD lives on the property with his two cat companions, Moale and Zipporah. They do not have access to the guest rooms, but they do have free access to the outdoors. The working farm is home to horses as well as a few donkeys and extremely friendly free-range chickens.
