The space VERY IMPORTANT: Whatever the capacity contracted, THERE WILL ONLY BE ONE GROUP. ****Listed by the Junta de Castilla y León as a 4 Green Star Rural House. This accommodation consists of a fully rented rural house with up to 16 places with excellent views of the Sierra de Francia. - Eight double rooms decorated in a rustic style with brick, wood and mud. One of them has a television and an en-suite bathroom with a whirlpool bathtub (chromotherapy, 6 water jets and 12 air jets), a shower and a double sink. All rooms have bedding (sheets and blankets) and towels for all guests. We have cribs and high chairs for babies. You can make a triple or quadruple room. - Full kitchen (kitchenware, cutlery, toaster, coffee maker, etc.), dishwasher, refrigerator, freezer, microwave and ceramic hob. In the case of renting for 12-16 people, there are two kitchens. - Living room decorated with brick and wood with fireplace and flat screen TV (Smart TV). - Four full bathrooms (towels, hairdryer and shower/bathtub). - On the terrace of the country house there is a wooden table and bench, a place where breakfast, lunch or dinner are made special. It consists of three double bedrooms and a double with two beds, two bathrooms, full kitchen and dining room with fireplace. - Upper floor or attic. It consists of two double bedrooms, a single and bathroom. - Ground floor with direct access to the garden. It consists of two bedrooms, one double and one with two beds, a kitchen-dining room with an American bar, a fireplace, and a bathroom. The three floors are connected by an interior staircase. In any case, the rentals are not shared and the rental of the house and all its facilities (garden with pool) is private. A total of 16 places. The house has heating for the entire building. In the coldest periods, wood is offered for the fireplace and barbecue. We offer quality, information and good treatment to our customers. Guest access - Outdoor areas: garden, private pool, barbecue and recreation area for the little ones with swings and mini golf. It has a private pool in the garden. Over 400 square meters of lawn. Free, enclosed and easily accessible parking area for three or four cars. Free Wi-Fi. The owners are available 24 hours a day for any questions related to the house or surroundings. Take the opportunity to have a true rural experience learning about life in a small town in the Sierra de Francia. Other things to note 1 - HOUSING CONSERVATION AND DEPOSIT The CLIENT receives the house in optimal conditions of cleanliness and order, and is obliged to take care of it, as well as the garden with its furniture, in a correct manner. If the CLIENT observes any damage or anomaly, they must communicate it at the time of its observation at the time of delivery of the keys. The CLIENT must leave and return the cottage in an acceptable state of cleanliness and with all the furniture and belongings in the same condition as they were at the time of entry. Please keep the furniture and fixtures in their original places. At the end of your stay, the OWNER will check the property's goods and furnishings, as well as its cleanliness and order, in the presence of the guests. 2 - GROUPS OF ADULTS UNDER 30 YEARS OLD Groups of adults under the age of 30 should check the rental conditions before booking, either by phone or email. In these cases, a deposit will be requested, and will be made through an amount withheld on the credit card. The deposit serves to guarantee the repair of possible damages, and nothing will be charged if at the end of your stay at the time of returning the keys the house is in the same state in which it was delivered. If the house suffers any damage by the CLIENT, said damage will be repaired or the amount of the repair will be paid by the CLIENT. In this case, the part necessary to cover the costs of repairing or replacing elements that allow the rural house to be returned to its original state will be deducted from the deposit. If the cost of repairing or replacing these objects is higher than the deposit, the Deposit will not be returned and the payment of the damages will be left pending, until the evaluation of the same is achieved, being settled later. 3 – RULES OF USE AND COEXISTENCE The CLIENT agrees to act with the utmost civility, respecting the environment, peace, nature, and the house's cleanliness and tidiness. The CLIENT and all persons staying in the Casa Salva rural house are subject to compliance with the rules of coexistence that govern the municipality of La Rinconada de la Sierra. Other rules of use and coexistence are also outlined: First, be respectful, at all times, of the peace and rest, as well as the coexistence with the neighbors, as well as the environment. Therefore, parties are not allowed. Noise after 12 midnight is prohibited (except for the typical conversation in the garden or inside the house, but no speakers or loud music after that time). Noise levels during the day also have to be appropriate to the environment. The use of karaokes and amplifiers is not allowed. In case of non-compliance, the owners reserve the right to vacate the house and give the relevant report to the Civil Guard. Second, the CLIENT must be diligent and careful with the house's energy, water, firewood, and security usage. In this sense, the CLIENT must try to leave the entrance door and windows well closed, especially when leaving, just as they would in their own home. 3. It is forbidden to leave garbage in the house, garden or on the street next to the front door. The CLIENT agrees to throw their garbage bags in one of the containers for their deposit that exist in the municipality. Specifically, when leaving the house both on the right and on the left, there are containers. There is also another one on the right about 100 meters from the building's door. 4. The GUEST must respect the furniture and facilities of the house, not being able to move the furniture, appliances, or equipment from their original place. If there is any damage or breakage, the owners of the house will be notified as soon as possible. We want all our guests, just like you, to enjoy maximum comfort and cleanliness. 5. Due to the location of the property (in the center of the municipality), the use of any type of pyrotechnic material (firecrackers, flares, etc.) is strictly prohibited. Sixth, If there is evidence of VANDALISM, NOISE, DISTURBANCE, FOUNDED COMPLAINTS FROM NEIGHBORS or IMPRUDENT USE of the property and its chattels, the owners reserve the right to terminate the rental agreement at any time, and the tenants must leave the property immediately. 7th The OWNER reserves the right not to accept or cancel stays that do not comply with the rules of coexistence, at any time and without the possibility of a refund. Eighth, the OWNER is not responsible for personal items deposited in the house by the GUESTS, as well as items that may have been forgotten. 9. If the CUSTOMER has to leave the house, for any reason, before the previously contracted date, they will not be entitled to a total or partial refund of the amount paid. Tenth, the GUEST staying with a pet will be responsible, at all times, for the animal's actions and damages. They will also prevent it from climbing on the armchairs and beds. 4 - SAFETY AND CLEANING RULES 1. Guests are responsible for keeping the house properly closed in their absence, preventing the entry of outside personnel. 2nd The accommodation will be exclusively occupied by the registered persons. It is completely forbidden to host people who are not registered. The house and its facilities are exclusively for the use of the people who are staying there. In the case of having guests, and provided that they do not spend the night, the owner must be notified. 3rd The garden will be kept perfectly clean, without throwing cigarette butts, papers, etc., and the plants in it will be respected. Pet owners must collect their pet's waste. 5 - ENERGY EFFICIENCY 1. The heating system heats the entire house by radiators and is included in the price of the stay. Responsible and proper use must be made of it, keeping the thermostat at a suitable temperature. 2nd The heating, the various appliances and multimedia equipment provide comfort and convenience to the customers of the house. Enjoy them and make rational use of them, they are resources with a significant economic and ecological cost, and their control will allow us to maintain attractive prices. 3. The lights must be kept off in those rooms of the house that are not used, in order to promote energy savings. Pay special attention to those in the garden and those on the front porch, which are the ones that are usually left on. 6 SCHEDULE 1. Check-in time is after 5:00 pm on the agreed day. In case of departure of other customers that same day or at this time of the coronavirus, the entrance will be at 7:00 pm to be able to carry out the cleaning work. 2nd Check-out time, courtesy of the house, is 5:00 pm on the agreed day. In the event of the arrival of other customers on the same day, check-out will be at 12 noon, as established by the regulations in force in Castilla y León (Order of October 27, 1995 of Development of Decree 84/1995 of May 11 of the Ordinance on Rural Tourism Accommodation.
