Cosy Woodland Annex

Adjoining historic Heathfield Park, surrounded by woodland & wildlife. This detached, self-contained Annex in the grounds of our home. The space has been transformed into a cosy woodland retreat flooded with natural light. It has a secure private entrance & ample off-street parking. The lounge has a wood burning stove stocked with logs from our garden. The accommodation is ideal for a family of 4 or 2 couples, the bedroom has a kingsize bed and there's a kingsize sofa bed in the lounge. The space Set amongst beautiful woodland in an area of outstanding natural beauty. Off-street parking directly outside and a private garden exclusively for guests. A well-equipped, quiet and comfortable space perfect for alternative accommodation and working from home. This is an ideal space to stay if you are having work completed on your home. I.E. kitchen or bathroom renewed, as it has all the requirements of a modern home and is a perfect and peaceful place to work. Wi-Fi download speed is 32mbps and upload speed 7mbps. Facilities include: Bathroom with double ended bath and thermostatic shower. Fully equipped Kitchen with cooker with double oven, fridge freezer, dishwasher, microwave, kettle, toaster, coffee machine. Washing machine with inbuilt dryer, iron and ironing board also included. We provide some basics such as salt, pepper, olive oil, teabags, instant and ground coffee, washing up liquid, dishwasher tablets, laundry detergent, fabric softener and home cleaning products. Toiletries - shampoo, conditioner, hand cream, moisturiser, foam bath. 32-inch TV & DVD player (with a large selection of DVD's) also provided. Selection of vintage board games and cards to enjoy located in the draws at the top of the stairs. Outdoor seating / dining area. (When the weather is nice). Items for babies / toddlers available on request: Travel cot with sheet and baby blanket, changing mat, stair gate, high chair, play mat, selection of toys & books. We have plug socket covers for when babies & toddlers stay. Guest access The Annex accommodation is situated on the first floor of our detached garage, which forms part of our home, and the entire space is yours to relax in and enjoy. Outside to the rear of the Annex, there is a patio area and large woodland garden with a stream and paths running through it. These areas are exclusively for guest use. Unfortunately, there is no public access to Heathfield Park as this is privately owned. Other things to note Check in time is from 5pm. Check out time is at 10am. Please kindly note that the above check in and checkout times are in place to help us with the enhanced cleaning protocols which is a requirement from Airbnb. This is also for all guests protection and ours as hosts, as it also provides time to fully air out the property properly, completely clean and carry out any required maintenance inside and outside the Annex without disturbing guests. Please can, we kindly asked guests not to arrive at the property early unless this has been pre-arranged in advance with us (Your host). On check out, please, could guests kindly remove the bed linen and place in the bath along with all used towels and kitchen dish cloths. Please switch the heating to frost protection, close all windows, lock the annex and post the keys in the black post box next to the gates. Please, could guests remember not to over load the wood burner when in use, this could cause the burning wood to fall out when the door is opened, which could roll on to the new carpet & mat. We strongly recommended that only one or two logs are put into the wood burner at any one time when in use. Children are not to operate, put logs into or use the wood burner under any circumstances. Guest are not permitted to put anything else other than wood into the wood burner to burn, as this could cause/start a chimney fire which could set fire to the whole building. The cost to repair any damage caused by burning logs falling on to the hearth mat is (£150 approx) for a replacement and (£1K approx) if the carpet is also damaged surrounding the log burner. This cost to replace will either be taken from the guest's deposit or re-charged to the guest's Airbnb account. We also offer a special 10% discount for all previous / past guests who re-book for future stays for up to 6 nights. If your mobile phone supports Wi-Fi calling, we recommend guests change their mobile phone settings to “Wi-Fi Calling” and use the Wi-Fi connection within the property to make and received calls via your mobile phone. This option allows you to send / receive messages / text and call people etc with no call charges or using up any of your personal data allowance. We have very limited taxi service and very few taxi companies in Heathfield, they all usually require guests to pre-book a few days and sometimes possibly a week before they are required. If guests try to book a local taxi on the day they are required, you may be disappointed, depending on how busy they are. Please pre-book if you require a taxi while staying with us. Please let us know if you require taxi companies when making your booking, we can send any guests a list of local taxi companies. The garage area and storeroom below the Annex kitchen and bathroom is currently used as a storeroom for North Lodge and for the Annex. As such we may need to enter to remove or replace items occasionally and as required during a guest stay. The listed garden / grounds at the property take a great deal of work. As such on occasions in the spring / summer months you may hear one of the diesel / petrol mowers, strimmer, chainsaw, digger or other machinery we use to keep the grounds here well maintained and to a safe standard. We constantly try to carry out major maintenance to the Annex garden when there are no guests staying with us or during a change over. Occasionally, we may need to remove a fallen or dangerous tree or enter with machinery if it is time-sensitive or another job is reliant on this occurring. Any work across the whole of the property will be carried out within office hours of 8.30am to 5.30pm. We would let guests know if we were required to carry out any urgent work in the Annex Garden during a stay for safety reasons. We have external Wi-Fi cameras which are directed at the driveway & gates. These are for our and guests safety. If guests notice anyone walking around the property who they do not recognise or are acting oddly. Please contact one of us via one of the phone numbers provided during your stay.
