I'd love to help make your stay truly special. 🏡 OUR PRICING - DESIGNED TO BE FAIR FOR GROUPS OF ALL SIZES Many large properties charge the same price whether you have 8 guests or 20 - which means smaller groups end up subsidising empty beds. We do things differently and offer the best possible price for your group size. We can also offer a per guest price, so if your group size changes, the total price will change accordingly. To make this possible, don't rely too heavily on the Airbnb prices - we prefer to find out more about your group dynamic before working out a price that works with your budget. For guidance, for large groups we would aim to keep the price to between £150-£200pp (excluding Airbnb booking fees), depending on season and size of group. The larger your group, the cheaper the per person price Subject to availability, we may also be able to offer you an afternoon check out or morning check in for a small extra charge. Please ask for details. We have 2 price options:- Flexible Pricing (adjusts if your guest numbers change) Ideal if your numbers aren't quite fixed yet. The total price adjusts as your guest count changes, so you always pay for what you actually book. Fixed Pricing (lower price but stays the same if guest numbers drop) If you're confident in your numbers, our fixed-price option works out around 5% cheaper than flexible pricing - great for groups with firm plans. For groups of more than 16, Airbnb's system doesn't allow you to enter the full guest count at booking. We'd actively encourage you to do a little research before booking. 🏠 TWO PROPERTIES, ONE STUNNING LOCATION Charingworth House and The Apple Barn, Charingworth are two entirely separate properties, each with its own entrance, garden, and facilities - so whichever you book, you have complete privacy and exclusivity. For those thinking bigger, the two properties can be combined into one expansive estate by opening the gateway between them, creating a single connected space for larger gatherings. Everything remains within your group - just with considerably more room. Both properties are listed individually on Airbnb, and can also be booked together. Music Restrictions: No loud music or speakers are permitted in the garden or anywhere outside the house or barn, or audible outside either. No PA systems, live musicians, amps, box or large portable speakers, karaoke, DJs, or DJ decks are allowed. Please only use small Bluetooth speakers. THE APPLE BARN @ CHARINGWORTH HOUSE A beautifully converted stone barn in the Cotswolds, the Apple Barn combines traditional Cotswold with contemporary fittings to create a warm, characterful space that works equally well for a family celebration, a group of friends, or a corporate retreat. THE SPACES Inside The ground floor is open-plan, centred around a large inglenook fireplace with log-burning stove - the natural gathering point for the group. There is a spacious sitting room with five sofas, a well-appointed kitchen with electric range cooker, fridge, microwave, dishwasher, Nespresso coffee maker and milk frother and breakfast bar, and a dining room with a long refectory table seating 16 plus. A utility room with washing machine, tumble dryer and freezer, and a downstairs cloakroom, complete the ground floor. The Granary Barn Next door to the Apple Barn is the Granary Barn - a converted grain store that adds considerable space and versatility to your stay. The ground floor provides a large open area for dining, activities or events, with seating for around 50 people. Plus a 120" projector screen with Bluetooth, USB and HDMI connections. On the first floor is a games room with full-sized snooker table, football table, poker table and chill-out seating. The Granary Barn is a genuine asset for groups who want space to spread out - please ask if you have a specific use in mind and we will do our best to help. Outside There are two outdoor areas. At the front, a lawned area, terrace with table and parasol and hot tub (available to hire for £200 per stay - please request in advance). To the side, an enclosed circular terrace with dining tables parasols and 2 barbecues - a lovely spot for meals in fine weather. Note: the garden is partially enclosed but not fully fenced on all sides. --- SLEEPING The Apple Barn sleeps between 16- 21 guests across three bedrooms, with a sofa bed in the sitting room. All beds are proper rigid beds - no fold-up camp beds. Cots available for infants. Bedroom 1 - First floor King-size bed (5ft) and one single bed, with space for up to two additional singles. Ensuite with bath and separate shower. Bedroom 2 - First floor King-size bed (5ft), with space for up to two additional single beds (snug with extra beds in place). Ensuite with bath/shower. Bedroom 3 - Second floor (please read the access note below) A very large room occupying the entire top floor, divided into two open sleeping areas by a partial wall - there is no door between the areas, so it functions as one shared family suite. It has a queen-size bed (4ft 6") and seven single beds, with space for an additional single if needed. Shared ensuite bathroom with walk in shower. Note on Airbnb listing: due to the way Airbnb structures listings, Bedroom 3 appears as two separate bedrooms. It is in fact one large room with two sleeping areas and one ensuite bathroom. Sitting room Double sofa bed. Cots and highchairs also available on request. Access note: the second floor is reached via a spiral staircase. This may not be suitable for guests with mobility difficulties or very young children. Fibre optic WiFi throughout. PRICING AND PRACTICALITIES Guests up to 10- standard rate Guests 11- 16 - additional charge of £75 per guest per night More than 16 guests - please contact Stephanie to discuss pricing Minimum 2-night stay at weekends, 1 night midweek. Pets Well-behaved pets are welcome on the ground floor only, and must be supervised at all times. Charges: £75 for one pet, £25 for each additional pet. Please let us know how many pets you are bringing and we will send a separate payment request. Note: Airbnb's system only allows one pet to be entered, so the default price is set for two - please get in touch if your situation differs. Hot tub £200 per stay. Please request at the time of booking. Christmas During December the barn is dressed with a living Christmas tree and decorations, and there is a plentiful supply of logs for the wood burner and chiminea throughout the year. ACTIVITIES We are happy to make introductions and arrangements for a wide range of activities nearby. YOUR STAY We will be there to welcome you when you arrive and are on hand throughout your stay if you need anything - but we will leave you in peace unless you reach out. Check-in times are flexible where we can manage it; just let us know when you are planning to arrive. If you would like a supermarket delivery before you arrive, please let us know and we will be there to receive it and put everything away for you. Guest access Guests have full access to The Apple Barn and outside areas. The property is completely self-contained and private. Check in is at 4pm and check out at 10am. However the check out time is flexible if we don't have other guests checking in the same day. Other things to note We can help to provide catering and cleaning services if required. Also help with any activities you have in mind (see list in description) Please ask for details. PLEASE ENSURE THAT THE HOUSE RULES BELOW ARE DISTRIBUTED TO ALL YOUR GUESTS PRIOR TO THEIR ARRIVAL. House Rules • Respect for the Property: We expect all guests to enjoy the facilities and treat the property with the same respect they would their own home. • Housekeeping: Please leave the house in good order upon departure. Extra cleaning charges will apply if the house is not left in a reasonable condition. • Non-Residential Guests: Kindly inform Stephanie if you plan to invite non-residential guests to the property. There may be an additional charge for these guests. • Anti-Social Behavior: Noise levels must be kept reasonable at all times to maintain good relations with our neighbours. We expect our guests to be courteous and considerate at all times. • Music Restrictions: No loud music or speakers are permitted in the garden or anywhere outside the house or barn or audible outside either. No PA systems, live musicians, amps, box or large portable speakers, karaoke, DJs, or DJ decks are allowed. Please only use small Bluetooth speakers. • Energy Conservation: Please switch off lights, heating, air conditioning, or any electrical appliances when you leave the house – we’re an eco-friendly holiday home. • Heating: For the sake of the planet, when the heating is on, please keep windows and doors closed. If you are too hot, please turn the heating down rather than opening doors and windows. • Septic Tank: Please be kind to our septic tank and avoid flushing wet wipes, etc., down the toilet. Sanitary bags and bins are provided in all bathrooms. • No Glitter or Confetti: Please refrain from using glitter, confetti, or balloons containing confetti, as they are incredibly difficult to clean up. • Decorations: We’re happy for you to put up decorations, but please do not use sellotape or any other fixings that may cause damage. Ensure all fixings are removed upon departure. • Snooker Table – no food or drink should be placed on the snooker table. Children must be supervised if using the table. • Parking: There is space to park around 7 cars at The Apple Barn. There is no parking on adjoining roads. The property is approached over a tarmac drive which belongs to a neighbour. No parking is permited on this area at any time. Please do not bring more cars than will fit in the parking areas. • Visitor Parking: Please inform any visitors to the property of the parking restrictions. • Barbecue: Please clean the barbecue after use. • Smoking: Guests may smoke in the garden. Ashtrays are provided, so please use them rather than stubbing out on the ground. Smoking is not permitted inside the house. • Glass Breakages: If there are any glass breakages inside or outside the property, please clear away and ensure no broken glass remains. Please inform Stephanie of any breakages upon your departure. • Recycling: Please recycle your rubbish before you leave. Recycling bins are provided, and recyclable refuse should be placed in the designated bins, not all mixed together in one bag or bin. Please rinse plastics before placing them in the bin. Food waste should be placed in the biodegradable bags provided and then into the designated food waste bin. Please do not place food waste in the general waste bins. • General Clean-Up: Please clean up before you leave, particularly washing dishes or placing them in the dishwasher (and switching it on!) before departure. • Neighbour Privacy: We ask that you respect the privacy of guests staying at our neighboring property and do not attempt to access this property or its grounds. Hot Tub Guidelines • Towels: If you have hired the hot tub, please bring swimming towels. • Hot Tub Hours: No use of the hot tub after 11 pm. • Glass and Sharp Objects: No glass or sharp objects near the hot tub. • Hot Tub Cover: Please do not sit or stand on the hot tub cover. Open and close the cover carefully. • Usage Time: For your own health and safety, do not stay in the hot tub for longer than 30 minutes at a time. • Occupancy Limit: No more than 6 persons in the hot tub at any one time. • Hygiene: We advise that you shower in your bathing suits before using the hot tub to help keep the water clean for the duration of your stay. • Water Levels: If the water falls below the level of the jets, please switch off the hot tub, fill it to the correct level, and switch it back on so that it continues to heat. Pet Guidelines • Pets: Please keep pets on the ground floor of the property. • Furniture: Do not allow pets on the furniture under any circumstances. Throws are for humans – not pets! You will be charged for additional cleaning if pet hairs are found on furniture. • Clean-Up: Please clean up any pet waste before you leave. • Scratching: Please prevent your pets from scratching doors, floors, etc. • Lawn: Do not allow pets to urinate on the lawn. • Supervision: Pets must be supervised at all times and should not be left unattended at the property. • Stair Gate: Please use the stair gate provided to keep your pet contained on the ground floor. • Garden: Please note that the garden is not enclosed.
