The space Please note that for more than 8 guests there is an extra charge of £75/person/night for extra guests, depending on total numbers. Airbnb only provides the price for up to 16 guests. We can provide a bespoke, per head price if you have more than 16 guests. For more than 18 guests, the price per person will reduce each time an additional guest is added. Apple Barn @ Charingworth House, is a converted farm building, which was originally used to store fruit and vegetables. It combines the traditional features of stone and oak floors and beams, with contemporary fixtures and fittings. Suitable for families, groups of friends and corporate bookings. Please contact Stephanie for price for more than 16 guests. Please note, due to the limitations of the Airbnb listing system, the top floor bedroom has been listed as 2 bedrooms. However, it is one very large room, divided into 2 sleeping areas, with one ensuite. There is no door dividing the 2 areas. This room has 7 single beds and a queen bed. The Granary Barn Completed during the January ‘21 lockdown, The Granary Barn is a converted grain barn. It provides a large open space for multiple uses on the ground floor including dining or activities. On the first floor is a games room with full sized snooker table, football table, poker table and chill out seating area. There is also a 120" screen and projector with bluetooth, USB and HDMI connections. The ground floor area can accommodate around 50 people seated at 4 long tables. The 3 bedrooms are located in The Apple Barn on 2 floors. The bedroom on the third floor is very large and takes up the entire floor space. The bedroom space is divided into 2 sleeping areas, with space for lots of extra single beds, if required . We only use proper rigid beds, not fold up ones. A comprehensive description of the rooms, bedrooms and beds available, is listed below. Please note that we can provide extra beds in all the bedrooms - but please request these as they will not automatically be provided. Please also note that the second floor bedroom is accessed via a spiral staircase so not suitable for those with mobility difficulties or very young children. The 2 areas on the top floor have a partial wall dividing them and share one bathroom. All rooms are served by fibre optic wifi. We have another property next door. with plentiful beds and bedrooms. Both properties can be rented together, subject to availability The house is the perfect location to celebrate Christmas, New Year's Eve, birthdays, anniversaries etc, etc. Please contact us for details and to discuss what you have in mind. It is also ideal for business get togethers, especially in conjunction with our other house next door. The ground floor is open-plan with a spacious sitting room (with 4 sofas), kitchen and dining room. There is a large inglenook fireplace in the sitting room with log-burning stove, TV, DVD player. During the whole of December, there will be a living Christmas tree and decorations. The kitchen is well appointed with electric range cooker, fridge, microwave, dishwasher, breakfast bar and TV. The dining room has a long refectory table with seating for 16+ people. There is also a utility room with washing machine, tumble dryer, freezer and downstairs cloakroom. There are two outside areas. At the front of the property there is a lawned area with terrace and hot tub. To the side is an enclosed circular terrace with dining area and parasol. This effectively creates an outdoor dining room in fine weather. The hot tub is available to hire for £200 per stay. Please let us know if you wish to hire this. Well-behaved pets are welcome but must be kept on the ground floor of the property and supervised at all times. Please note, there is a part of the garden which is enclosed but the property is not fenced on all sides. There is an extra charge of £50 for one pet, £25 per pet for additional pets. Please let us know how many pets you are bringing and we will send you a separate payment request. The Airbnb system only allows you to input one pet, so we have set the default price for 2 pets. Please abide by the pet rules contained in the house rules. The house can comfortably accommodate a large family or group of friends that don't mind sharing. There are plenty of extra beds available, but obviously the more beds you add, the more snug the accommodation becomes and the more people sharing the 3 bathrooms. Please note that for more than 10 guests there is an extra guest charge of £75/guest/night. There is a minimum 2 night requirement at weekends. If you have more than 16 guests, or are planning an extended stay (more than 2 nights) please contact Stephanie to discuss the price. Bedrooms There are 2 good sized ensuite bedrooms on the first floor and family suite with one ensuite bathroom on the second floor. The first floor bedrooms have king sized beds (5 foot). Bedroom 1 is ensuite with bath and separate shower. It has a king size bed and a single bed. There is also space in this room for two additional single beds. Bedroom 2 is ensuite with bath/shower. It has space for2 additional beds (the space is snug with max extra beds in situ). Bedroom 3 has a Queen (4ft 6") and 7 single beds These bedrooms share an ensuite bathroom with bath. All the beds, including the extra beds, are proper beds. There is a double sofa bed in the sitting room. Cots and highchairs are also available. I'm happy for 18 people plus infants and pets to stay and there is enough room to seat 18 or more in the dining room and in The Granary Barn. There are enough beds for 18 people, not including the sofa bed - but you should be aware that the accommodation would be very snug if you had that many people sharing the facilities. The Granary Barn adds to habitable space and can be set up for dining as well as multiple other uses (see the photos for some ideas). Please ask for details if you have a specific activity in mind. At Christmas there will be a Christmas tree and decorations and there is a plentiful supply of logs for the wood burner and chiminea throughout the year.. Please note that the second floor is accessed by a spiral staircase that may not be suitable for elderly people or very young children. Activities During Your Stay We are happy to help you with contacts for any number of activities. These include:- Chef (either to be your personal chef or to provide pre-cooked meals). Of course, if you may want to just chill or sit in front of the log fire and do absolutely nothing! We will greet you when you arrive and be available for any enquiries during your stay. However, we will leave you along and undisturbed unless you need our help. Check in time may be flexible, subject to availability. Please just let us know when you would like to arrive and we will do our best to accommodate you. Please distribute the house rules so that everyone in your group is aware of them If you wish to arrange a supermarket delivery before you arrive please let us know so we can make sure we are here to receive the delivery and put your food away for you. Please contact us if you have any questions, require information about the area or have special requests. Guest access Guests have full access to The Apple Barn and outside areas. The property is completely self-contained and private. Check in is at 4pm and check out at 10am. However the check out time is flexible if we don't have other guests checking in the same day. Other things to note We can help to provide catering and cleaning services if required. Also help with any activities you have in mind (see list in description) Please ask for details. PLEASE ENSURE THAT THE HOUSE RULES BELOW ARE DISTRIBUTED TO ALL YOUR GUESTS PRIOR TO THEIR ARRIVAL. THIS WILL HELP ENSURE EVERYONE ENJOYS THEIR STAY AND ADHERES TO THE GUIDELINES WE'VE SET FOR A SMOOTH AND PLEASANT EXPERIENCE. House Rules • Respect for the Property: We expect all guests to enjoy the facilities and treat the property with the same respect they would their own home. • Housekeeping: Please leave the house in good order upon departure. Extra cleaning charges will apply if the house is not left in a reasonable condition. • Non-Residential Guests: Kindly inform Stephanie if you plan to invite non-residential guests to the property. There may be an additional charge for these guests. • Anti-Social Behavior: Noise levels must be kept reasonable at all times to maintain good relations with our neighbours. We expect our guests to be courteous and considerate at all times. • Music Restrictions: No noise or loud music is permitted after 11 pm in the garden or anywhere outside the house or barn or audible outside either. After this time, please turn the music down and be mindful of our neighbours. • Audio Equipment: No PA systems, amps, large box speakers, karaoke, DJs, or DJ decks are allowed. Please only use small Bluetooth speakers. • Energy Conservation: Please switch off lights, heating, air conditioning, or any electrical appliances when you leave the house – we’re an eco-friendly holiday home. • Heating: For the sake of the planet, when the heating is on, please keep windows and doors closed. If you are too hot, please turn the heating down rather than opening doors and windows. • Septic Tank: Please be kind to our septic tank and avoid flushing wet wipes, etc., down the toilet. Sanitary bags and bins are provided in all bathrooms. • No Glitter or Confetti: Please refrain from using glitter, confetti, or balloons containing confetti, as they are incredibly difficult to clean up. • Decorations: We’re happy for you to put up decorations, but please do not use sellotape or any other fixings that may cause damage. Ensure all fixings are removed upon departure. • Snooker Table – no food or drink should be placed on the snooker table. Children must be supervised if using the table. • Parking: There is space to park around 7 cars at The Apple Barn. There is no parking on adjoining roads. The property is approached over a tarmac drive which belongs to a neighbour. No parking is permited on this area at any time. Please do not bring more cars than will fit in the parking areas. • Visitor Parking: Please inform any visitors to the property of the parking restrictions. • Barbecue: Please clean the barbecue after use. • Smoking: Guests may smoke in the garden. Ashtrays are provided, so please use them rather than stubbing out on the ground. Smoking is not permitted inside the house. • Glass Breakages: If there are any glass breakages inside or outside the property, please clear away and ensure no broken glass remains. Please inform Stephanie of any breakages upon your departure. • Recycling: Please recycle your rubbish before you leave. Recycling bins are provided, and recyclable refuse should be placed in the designated bins, not all mixed together in one bag or bin. Please rinse plastics before placing them in the bin. Food waste should be placed in the biodegradable bags provided and then into the designated food waste bin. Please do not place food waste in the general waste bins. • General Clean-Up: Please clean up before you leave, particularly washing dishes or placing them in the dishwasher (and switching it on!) before departure. • Neighbour Privacy: We ask that you respect the privacy of guests staying at our neighboring property and do not attempt to access this property or its grounds. Hot Tub Guidelines • Towels: If you have hired the hot tub, please bring swimming towels. • Hot Tub Hours: No use of the hot tub after 11 pm. • Glass and Sharp Objects: No glass or sharp objects near the hot tub. • Hot Tub Cover: Please do not sit or stand on the hot tub cover. Open and close the cover carefully. • Usage Time: For your own health and safety, do not stay in the hot tub for longer than 30 minutes at a time. • Occupancy Limit: No more than 6 persons in the hot tub at any one time. • Hygiene: We advise that you shower in your bathing suits before using the hot tub to help keep the water clean for the duration of your stay. • Water Levels: If the water falls below the level of the jets, please switch off the hot tub, fill it to the correct level, and switch it back on so that it continues to heat. Pet Guidelines • Pets: Please keep pets on the ground floor of the property. • Furniture: Do not allow pets on the furniture under any circumstances. Throws are for humans – not pets! You will be charged for additional cleaning if pet hairs are found on furniture. • Clean-Up: Please clean up any pet waste before you leave. • Scratching: Please prevent your pets from scratching doors, floors, etc. • Lawn: Do not allow pets to urinate on the lawn. • Supervision: Pets must be supervised at all times and should not be left unattended at the property. • Stair Gate: Please use the stair gate provided to keep your pet contained on the ground floor. • Garden: Please note that the garden is not enclosed.
