Guest access 🔑 Full Privacy for You and Your Fellow Travelers You will have exclusive access to almost all rooms in the house, as well as the entire 2,000 m² garden and wellness area. During your stay, the property belongs entirely to you! 👶 Important Note for Families with Toddlers (0–2 Years): We love children, but we want your stay to be absolutely safe. Please note the following before booking: Garden: We have made the outdoor area largely child-friendly (a former pond has been completely removed). Indoor Area: The house (especially the stairs) features no childproofing or safety gates. Liability: Since our own children are already grown, the villa is not equipped for babies. Bringing toddlers in this age group is therefore expressly at your own responsibility and risk. Other things to note ✨ Important notes for your stay: Exclusive Use: The villa, the massive garden, the garden house with BBQ, the hot tub, and the sauna are available exclusively for you and your group. Good to Know: In the front part of the house, there is a separate apartment that is occasionally rented out. However, these guests have no access to the garden, the BBQ, or the hot tub – your privacy remains completely undisturbed! Number of Guests: The villa will be prepared according to the number of booked guests (unused bedrooms may remain locked). Outside visitors are only allowed by prior arrangement. Check-in Security: To guarantee a secure and smooth process, our housekeeper will briefly check your ID documents against the booking names at check-in. Please ensure you book using your real name. Frequently Asked Questions (FAQ) Is the garden completely fenced? With a proud property size of over 2,000 m², the garden is not fully fenced. Does the hot tub run all year round? Yes! Our Jacuzzi is operational 365 days a year and can be heated up to 40°C for your perfect wellness experience. Are there any additional costs (electricity/security deposit)? Damages: No traditional security deposit is required through Airbnb, as all bookings are automatically covered by the AirCover program. Don't worry: if a glass falls outside, we are absolutely not petty about it! Electricity & Energy: A very generous electricity allowance is included in the rental price. With normal, moderate use of the sauna and hot tub, there are no extra costs. Only in the event of exceptionally high excess consumption will we charge fairly based on usage (€0.55/kWh). Final Cleaning: This is fully included in the price! We only kindly ask that you leave the kitchen tidy and the floors swept clean. Are we allowed to celebrate/party in the villa? A cozy gathering, a milestone family birthday, or long conversations in the BBQ area late into the night are absolutely no problem! Since maintaining a good relationship with our working neighbors is important to us, and the villa is equipped with exclusive designer furniture (Siematic, Gaggenau), the property is not a party location for loud event groups or youth hostel-style parties. Are we allowed to use the fireplace? Since the living room features a highly efficient underfloor heating system, it quickly gets very warm with the fireplace (which is why it is currently cozily decorated with candles). If you still wish to use it: firewood is available! Please only use it if you are familiar with how to operate it (especially the damper valve) to prevent smoke from filling the house. We are traveling with toddlers and take full responsibility for the stairs ourselves – can we book? Yes, absolutely! If you are aware that the elegant marble stairs do not have a child safety lock and you take over supervision, you are very welcome to stay with us. We are happy to provide a baby travel cot and children's bed linen free of charge upon request! What bedrooms can we expect? Bedroom 1: Comfortable double bed (180 cm x 200 cm) Bedroom 2: Cozy double bed (160 cm x 200 cm) Bedroom 3: High-quality fold-out sofa bed with a topper (160 cm x 200 cm) in the children's room Option for 8 or more people: For large groups (up to 8 people), the separate apartment in the front wing will be booked for you, subject to availability.
