This beautifully refurbished one up one down flat sits independently in the garden of our 14th century farmhouse. With a king size bed upstairs and a sofa bed in the living area it is ideal for renting by a single person or couple. Decorated in restful tones, it has a shower room and equipped kitchenette. A small private patio in the garden makes a great place for breakfast in summer. The village of Effingham boasts two pubs, a row of shops, and trains to London. The space Downstairs, a living area with double sofa, TV corner, table/worktop, cosily next to the brand new kitchenette and shower room. French doors lead out to the patio. Upstairs a lovely bedroom the full length of the flat, with windows each end overlooking the garden. It’s snug, bright and relaxing. Guest access Guests have full use of the patio, which adjoins the family garden. Access to the flat is via a path alongside the front of the main house, separate from the family entrance, providing quiet and discreet access. Please note that while we try to keep the path as clear as possible guests need to be aware that it is uneven in places. Other things to note We now have an EV podpoint, and welcome guests with electric cars. You may occasionally get visited by our cats, though they’re not allowed inside the flat. We do have chickens but no noisy rooster. They like to celebrate egg laying, but are otherwise quiet. They’re sometimes allowed to roam. Let us know if you’d like fresh eggs. You’re staying on the site of our family home, so we ask guests to be sensitive to that, and be aware that they may observe family activity in the garden.
