The Modular Space is part of the "Utopias Campus" cottage village, 45 minutes from Paris by the A13, and easily accessible by train (Navigo zone). Close to tourist sites (Giverny, Vernon, La Roche Guyon, Château Gaillard...), it comfortably accommodates up to 8 people, who will have up to 4 bedrooms, 2 bathrooms, 1 veranda and 1 landscaped courtyard. As well as shared access to the 5000 m2 of outdoor spaces of the Campus (Guinguette, large meadow, clearing...), and optionally to our rooms. Please read it in full before making a booking request, so that you are fully informed of the services offered to you on the Utopias Campus website and for this cottage, and the rules and restrictions applicable to the premises. IMPORTANT: The cottage that is the subject of this listing has 12 beds in all, but the level of comfort is lower beyond 8 people, which is why we decided to block booking requests on the Airbnb site to a maximum of 8 people. Please contact us only via the Utopias Campus website for any rate or booking request for 9 to 12 people. ABOUT THE "UTOPIAS CAMPUS" GÎTES VILLAGE Utopias Campus is a place of humanist and eco-designed activities and accommodation for hosting groups of all types (individuals, professionals, associations, thematic, activists, etc.). Located at the Portes de la Normandie, 45 minutes (70 km) from Paris by the A13 motorway, and also quickly accessible from Paris by public transport (nearest stations accessible with a Navigo Pass), the Utopias Campus vacation rental village is located on the 5400 m2 plot of an old traditional Normandy farm. This "Nature Estate" now houses two independent cottages: 1- "The Modular Space" is the subject of this listing, comfortably accommodating 8 people (and up to 12 in maximum configuration, with more basic comfort). As its name suggests, this cottage has the particularity of having rooms (bedrooms, living room, dining room) that can be transformed if necessary into work or meeting spaces. 2- "The Big Gîte" (subject to another listing on Airbnb), offering a maximum of 13 beds, and which has indoor living spaces and larger outdoor private spaces. Each gîte has its own private and enclosed outdoor spaces: veranda and vegetated courtyard. Both cottages can be rented simultaneously via the Utopias Campus website (the Airbnb platform does not allow encryption and reservations for more than 16 people), in order to reach a maximum sleeping capacity of 25 people. The reservation of 1 or 2 cottages in the Village gives free access to the 3000 m2 of landscaped green spaces of the Campus (Parking-pétanque + Playground + Large Prairie + Bird Clearing + Covered Guinguette), as well as leisure facilities (adult and children's bicycles, football/volleyball/badminton courts, pétanque balls, outdoor games...) made available to our customers. In addition to the 2 independent cottages, the Utopias Campus site also has: - two multipurpose activity rooms (seminar/meetings/training/yoga/meditation/dance/etc.) that can be equipped by us with all the accessories and equipment necessary for your needs - a games room (ping-pong + foosball + darts + air hockey + large outdoor games) These rooms are rentable in addition to your Airbnb reservation, subject to certain conditions and upon request prior to your stay. ABOUT OUR "MODULAR SPACE" GITE The "Espace Modulaire" gîte, completely renovated and (very well) insulated with natural materials (according to the "Eco-Gîte" grid of Gîtes De France) has a level of comfort equivalent to *** in hotel classification (according to the Gîtes De France grid). With a total area of 90 m2, it comfortably accommodates 8 people (and up to 12 in maximum configuration) and/or has 4 multi-purpose activity rooms (meeting/training/massage/relaxation/personal development/meditation/arts/kitchen-cocktail workshop/etc.). It is therefore by definition modular and versatile, and able to meet all the needs of individuals, companies or associations... with a possibility of hosting up to 25 people by simultaneously renting the Grand Gîte (capacity of 13 people) from the Campus (see other listing on Airbnb) Here are the details of the rooms it includes: • 4 versatile rooms (3 bedrooms and a living room that can be converted into a bedroom) totaling up to 11 beds (single or double depending on your request) and can also be used as activity rooms (the beds then retract into the walls or under the furniture, and TVs and whiteboards are available). One of these rooms (the Attic) is a multimedia-equipped "living room-bedroom" (large TV and DVD player + sound system...) that can also accommodate 3 people in a "sleeping" configuration. • 1 attic equipped with an alcove with a "short" bed (for children or adults up to 1.6 meters) •2 bathrooms •3 toilets • 1 modular ground floor space with equipped kitchen and bar on wheels that can be used as a dining room (for 8 guests) or activity/meeting room (possibility to connect a computer to the TV, and use the whiteboard of the room) • 1 unheated 15 m2 polycarbonate veranda (with lift-up facade panels), equipped with a large table and chairs to eat up to 12 people • 1 small green courtyard, in which deckchairs and a small swimming pool are installed in summer Many outdoor activities are also possible in the various shared outdoor spaces of Utopias Campus: • 1 private above-ground pool for the occupants of the Modular Space, installed from June 15 to September 15 in the private courtyard • Outdoor sports and games: football, badminton, volleyball, petanque, frisbee, molkky, giant mikado, ring games... (equipment provided) • Adult and children's bicycles (+ helmets) available free of charge • Barbecue and outdoor meals "in the moonlight" (in the courtyard or at the Guinguette) • Campfires for barbecue or group Nordic bath in the Clairière Aux Oiseaux (paid options upon prior request) •Relax in the sun and/or in the grass/under the trees (loungers and mats provided) Guest access Guests will have private and exclusive access to all indoor rooms as well as the veranda and private green courtyard of the cottage (excluding optional rentable rooms, upon prior request). They will also have shared access (with any other tenants of the Grand Gîte) to all other outdoor "customer" spaces of Utopias Campus (Parking-pétanque + Playground + Grande Prairie + Clairière aux Oiseaux + Covered Guinguette) Other things to note IMPORTANT INFORMATION TO NOTE: The provision of bed linens (fitted sheets, duvet covers and pillowcases) and bathroom linen (towels and washcloths) is not included in the rental, in order to keep a more accessible base rate if you wish to bring your own. However, it is possible to rent a "bed sheets (with bed preparation) + towel + washcloth" package on site for €9/person (for the entire stay). If necessary, the beds will be prepared "like at the hotel" and according to your wishes (number and types of beds for each room) before your arrival. You are asked to return the cottage in a correct state of cleanliness (garbage cans and ashtrays emptied, items put back in their place, dishes made, main dirt removed in the kitchen and bathrooms...), but to have the guarantee of an always impeccable accommodation, a "cleaning" fee (deepened and done by a professional) is applicable on all rentals regardless of their duration (and you will appreciate it on arrival that it has passed before the previous group:)). The house rules are available on this listing, and we invite you to read them carefully before making any booking requests, so that there are no misunderstandings and that they are fully respected during your stay. This is the guarantee of a successful and peaceful stay... for you and for us :) We start from the basic principle that there will be no problem with any guest, and always hope (and for now the "trust contract" with hosts is working well!) that it will not be necessary to activate the Airbnb security deposit or claims service because: -there will have been no problem with the neighborhood (we are in a very small village and people care about their tranquility, especially in the evening and on Sundays) -there will have been no damage or damage to the cottage itself -there will not have been damage to the indoor and outdoor amenities of the cottage As a matter of correction and honesty, it is requested to immediately report to the managers any breakage or any problem whatsoever, and not to attempt to conceal them.
