Perched on a state-protected mountainside in the heart of the Catskill Park, near Phoenicia, 20-30 minutes to Woodstock, Belleayre, Hunter. Wrap-around deck w/awesome views, high-ceilinged great room w/woodstove, wifi, office/music studio. 2BR+, King and Queen beds, 1 1/2 baths. Absolute privacy, zoned electric heat, newly-renovated kitchen and dining room. Not recommended for small children. The space Upper level: 25X14 living area, dining room, kitchen, 1/2 bath, deck on all sides with two stairways. Lower level: 3 bedrooms, full bath. Carport. Guest access Full access to house, secluded 1-acre property adjoining 1000's of acres of state-owned wilderness watershed. Walking trail along the mountainside begins just below the front yard. 1/4 mile to beautiful Woodland Creek. Unusually peaceful, on small dead-end town-maintained road off a larger dead-end road leading to Catskill high peaks. Other things to note Cell service is spotty-to-non-existent in this area. Guests use Wifi calling features on iPhone or Android, Skype, or any other phone-over-internet application. (Or celebrate the solitude!) There is no TV/Cable per se. Living room has fast wifi and a large monitor that can be connected to any USB-C laptop or other device for access to Netflix, YouTube TV, etc. Also, one bedroom has a big-screen TV and Chromecast for all streaming services except Amazon. As you can see from the photos, the driveway is pretty steep. In the winter, in snow and ice conditions, unless you have 4WD or at least snow tires, it may be best to park in the lower parking area about 1/5 of the way up the driveway (see the picture looking down at the driveway from the deck). A backup generator was recently installed to ensure that the power stays on in the event of a major storm.
