The Vestry, beautiful views, spacious garden

The Vestry is spacious house with beautiful views in the peaceful village of Roecliffe where there is an award winning pub. The area has lovely walks. One mile from the market town of Boroughbridge with shops, cafes and pubs. Local attractions include Newby Hall, Ripon Cathedral, Brimham Rocks, Fountain's Abbey, the historic city of York and Betty's In Harrogate. This is an ideal location to explore all of Yorkshire, including the Dales and Moors National Parks and one hour to the coast. The space The Vestry is a spacious property with 128sq m living space and beautiful views from the garden room . The Vestry is underfloor heated throughout the downstairs. There is a fully equipped separate kitchen with oven, microwave, hob, dishwasher, fridge and TV and dining table. The utility has a sink, washing machine and tumble dryer and hanging rack for drying. There is a large drawing room which comprises of three areas, a TV area, game/puzzle area and the Garden Room with lovely views and a large dining table. Outside there are three areas for sitting. In the back the patio has a table for alfresco dining and there is also a gravelled area with rattan seats to sit and enjoy the view. There is also a BBQ. In the front garden there is another sitting area and large lawn to enjoy badminton, table tennis or football, there are also swings. All set in a large enclosed garden, with lots of room for the kids to run around and play safely. Dogs are welcome, two maximum, we do ask that you clear up after your dogs put any messes in a plastic bag and put in outside bin provided. Please do not let the dogs upstairs, a stair gate will be provided. The Vestry comprises of 3 bedrooms with high ceilings and a sense of space. The Main Bedroom has a super king bed with beautiful views to the back and also has a dressing room which could also be used as a cot room or work area. The 2nd Bedroom has two single beds and the 3rd Room has a single, both with lovely views to the front. Each room as a hair dryer, fresh linen and towels. The house was purpose built in 2005 and is attached to the Old Vicarage, built in 1854, where we live. There is a very large front garden perfect for football and garden games, with swings and sitting area. Our village, Roecliffe, is beautiful and peaceful and there are lovely walks along the river Ure. Next door is a unique neo norman barrelled roofed Church which is looked after by the Church Conservation Trust and holds regular services. We are also graced with lovely walks with some along the River Ure which runs behind our property. The village is very quiet and we are a mile away from the bustling market town of Boroughbridge with shops, pubs and cafes. The area has many attractions such as Newby Hall, Ripon Cathedral, Brimham Rocks, Fountain's Abbey, York Minster and Betty's In Harrogate to name but a few. We are very close to the A1 for easy access to explore other areas such as the Dales and only an hour and half from the Lake District and an hour from the coast. Guest access The Vestry is a spacious self contained accommodation. There are ample places to sit and enjoy the lovely views. Guests are encourage to use the large front garden or the designated sitting areas at the back of The Vestry. The back garden, vegetable garden, paddock and areas around the Old Vicarage are private. We can supply secure lock up for bicycles. Other things to note There is a very large front garden with some swings, football goals, badminton and table tennis. In the TV room there is also a DVD player with plenty of DVDs. We provide puzzles and board games and local maps and reference books for the area of North Yorkshire.
