I'd love to help make your stay truly special. The properties can be rented individually or together. Each is completely separate from the other, with separate entrances and grounds. But they can be seamlessly combined to create one large property if required. As seen in:- House Beautiful - "11 Bridgerton-inspired Airbnbs in the UK and beyond" (May 2024) The Wedding Edition - "Inside: A Sun-Soaked Hen Weekend in the Cotswolds" (July 2025) 🏡 OUR PRICING - DESIGNED TO BE FAIR FOR GROUPS OF ALL SIZES Many large properties charge the same price whether you have 12 guests or 30 - which means smaller groups end up subsidising empty beds. We do things differently. Our pricing for Charingworth House has a base rate for up to 12 guests, so smaller groups aren't paying for space they're not using. Above 12, a per-person rate applies for additional guests and crucially, the more guests you have, the lower the overall per-person cost becomes. So, whether you're a more intimate group or filling the house to the rafters, the price reflects your actual numbers fairly. Subject to availability, we may also be able to offer you an afternoon check out or morning check in for a small extra charge. Please ask for details. We have 2 price options:- Flexible Pricing (adjusts if your guest numbers change) Ideal if your numbers aren't quite fixed yet. The total price adjusts as your guest count changes, so you always pay for what you actually book. Fixed Pricing (lower price but stays the same if guest numbers drop) If you're confident in your numbers, our fixed-price option works out around 5% cheaper than flexible pricing - great for groups with firm plans. For groups of more than 16, Airbnb's system doesn't allow you to enter the full guest count at booking. Just send me a message and I'll put together a tailored quote for your specific group size. Typically for a large group weekend booking, you should expect to pay £180 - £240 per person (excluding Airbnb fees) depending on group size and season. The larger the group the cheaper the per person price 📋 A NOTE ON PRICING TRANSPARENCY Airbnb are changing the way prices are displayed, and guests will no longer see how the total cost is made up. What you will see is the all-in price - but how that's arrived at varies from host to host, and it isn't always easy to compare listings meaningfully. I prefer to be straightforward about this. Stephanie (Charingworth) Charingworth House & The Apple Barn, Charingworth CHARINGWORTH HOUSE A substantial traditional stone house in the Cotswold Area of Outstanding Natural Beauty, with six ensuite bedrooms, stunning countryside views, and a covered heated veranda that seats up to 90 guests. Whether you are planning a celebration, a family gathering, a hen weekend or a corporate retreat, this is a property designed for groups who want to do it properly. As featured in House Beautiful and The Wedding Edition --- THE VERANDA The pièce de résistance is our 4m x 25m covered, decked and beautifully lit veranda with efficient radiant heaters along both sides - a genuine all-year-round space that comfortably seats up to 90 guests. French doors open onto it from every ground floor room, making it a natural extension of the house rather than an afterthought. When not set up for dining or events, it doubles as a games and social space with table tennis, darts and a basketball arcade game. THE SPACES Ground floor The ground floor flows open-plan from room to room, with French doors and bifolds connecting the interior to the veranda and garden throughout. Kitchen - a serious kitchen for serious cooks. Four-oven AGA, two induction hobs, two double ovens (Bosch and Neff), additional Neff convection microwave and oven, two Smeg fridge-freezers, Fisher & Paykel double-door fridge with freezer drawer, Miele dishwasher, Belfast sink, Nespresso machine and milk frother (40 pods provided), island with stools, and a circular breakfast table seating 10. Dining hall - oak refectory table seating 12 plus, with additional tables and chairs available for larger groups. At Christmas, dressed with a tree and festive decorations. Sitting room - three large sofas, armchairs, Smart TV, sound bar, log fireplace (logs provided), DVD library and board games. Double sofa bed available. At Christmas, a second tree in this room. Ground floor WC. Garden and outside spaces The garden is mainly lawned with outdoor seating, parasols, sun loungers, lighting and barbecue area (gas and charcoal, fuel provided). Garden games include football nets, croquet, and additional items. Hot tub available to hire for £200 per stay - please request in advance. Note: the garden is not fully enclosed. First floor Three ensuite bedrooms (see Room Descriptions below). Second floor Three further ensuite bedrooms (see Room Descriptions below). Fibre-optic Wi-Fi and Smart TVs throughout. SLEEPING The house has six ensuite bedrooms, all with countryside views, sleeping 12- 30 guests . All beds are high-quality, rigid-frame - not fold-ups. Luxury white cotton linen provided. Combined, the two properties sleep up to 50 guests and provide access to The Granary Barn: a large multi-use ground floor space and a first-floor games room with full-sized snooker table, football table and poker table (cards and chips included). For larger groups, both properties are reserved together - they sit close enough that a separate booking running alongside your event would not work for either party. The Apple Barn is listed separately on Airbnb if you would like to view it. PRICING Base rate covers up to 12 guests (infants aged 2 and under are not counted). Weekend bookings (Friday and Saturday nights) - Guests 13-16: £100 per person per night - Guests 17+: per-person rate provided on request - the larger the group, the lower the overall rate per person. - Bank holiday weekends: 3-night minimum - Standard weekends: 2-night minimum Weeknight and Sunday bookings - Single-night bookings permitted - Guests 13-16: £80 per person per night - Guests 17+: per-person rate provided on request - Earlier check-in available for a small additional charge Flexible pricing options We offer more pricing options than the Airbnb system can reflect - including flexible rates that reduce if your guest numbers fall after booking, and fixed-price alternatives that offer a lower overall rate. SEASONAL HIGHLIGHTS The house works well all year round. In summer, the garden, veranda, barbecue and outdoor seating come into their own. In winter, the fireplaces, cosy interiors and radiant veranda heaters make it an ideal venue for Christmas, New Year, or any cold-weather gathering. During December the house is fully dressed for Christmas - trees, candles and festive décor throughout. For photos and videos from previous stays, look for charingworthhouse. PETS Well-behaved pets are welcome on the ground floor only and must be supervised at all times. The garden is not fully enclosed. Charges: £75 for the first pet, with additional fees for further pets. Please let us know how many pets you are bringing and we will send a separate payment request if needed. CLEANING A final clean is included in the rental price. Mid-stay or daily cleaning can be arranged at £20 per hour per person, minimum 2 hours. We are always happy to talk through what you have in mind. HOUSE RULES AND GUIDELINES We want you to enjoy the property fully and ask only that you treat it with care and leave it in good order. The rules below exist mainly to protect our neighbours, the fabric of the house, and the experience of the next guests. Noise and music We have lovely neighbours and ask that noise levels are kept reasonable at all times so that they are not disturbed. . Music and noise must not be audible outside the property after 11pm. Speakers should remain inside the house, with doors and windows to the front of the property kept closed when music is playing. Permitted: modest Bluetooth speakers (provided) Not permitted: PA systems, amplifiers, large box speakers, karaoke machines, or DJ rigs. The hot tub must be vacated quietly by 11pm. Glitter and confetti Please do not use glitter, confetti, or confetti-filled balloons. These are extremely difficult to remove and additional cleaning charges will apply. Decorations You are welcome to put up decorations. Please do not use Sellotape or any fixings that may damage surfaces , and remove all decorations before departure. No fixings of any kind on the veranda covers as these cause permanent damage Hot tub (if hired) - Maximum 6 people at a time - No use after 11pm - No glassware or bottles near the hot tub - Do not sit or stand on the cover - Limit sessions to 30 minutes - Shower in swimwear before entering - Not suitable during pregnancy - Children must be supervised at all times - If water drops below the jet level, switch off, refill, then restart - Please bring your own swimming towels Non-residential guests Please let Stephanie know if you are expecting non-residential visitors. An additional charge may apply. Parking There is space for up to 10 cars. Please do not park on adjoining roads or block the owner's vehicles. Include any vendor or visitor vehicles in your count and make sure all members of your group are aware of the restrictions. Pets - Ground floor only, supervised at all times - Not permitted on furniture - Please clean up any pet waste before departure - Please prevent scratching of doors, floors or furnishings - Pets must not urinate on the lawn - Never leave pets unattended at the property - Use the stair gate provided to contain pets on the ground floor - The garden is not enclosed Septic tank Please only flush toilet paper. Sanitary bags and bins are provided in all bathrooms. The Persian rug Please take care with food and drinks in the sitting room. The rug is a Persian and professional cleaning or replacement costs will be charged if required. Croquet set Please return all balls and mallets to the storage box after use. Barbecue Please clean the barbecue after use. Smoking Permitted in the garden only. Please use the ashtrays provided. Recycling Please sort your rubbish before departure. Recycling bins are provided. Rinse plastics, use biodegradable bags for food waste, and place food waste in the designated bin only. Energy Please switch off lights, heating and appliances when leaving the house. When heating is on, keep windows and doors closed rather than opening them to cool down. Breakages If anything is broken, particularly glass, please clean it up thoroughly and let Stephanie know before departure. Neighbour privacy Please respect the privacy of guests at the neighbouring property and do not attempt to access their house or grounds. Supermarket deliveries Please use this address for deliveries: Highview House, Charingworth, GL55 6NR. Let us know in advance and we will be there to receive the delivery and put your shopping away. Departure Please wash up or load and start the dishwasher before leaving, and ensure the house is in good general order. Please share these rules with everyone in your group before arrival. Thank you. Guest access Guests have full access to 'Charingworth House' and outside areas. The property is completely self-contained and private. Check in is at 4pm and check out at 10am. However the check out time is flexible if we don't have other guests checking in the same day. Other things to note We can help to provide catering and cleaning services if required. Also help with any activities you have in mind (see list in description) Please ask for details. No problem with supermarket deliveries. Please contact Stephanie for delivery information Broadband – host is CharingworthHouse. The password is charingworthhouse. Superfast Internet is now available. There is also 5G. Keys – You have one sets of keys. The same key opens all the doors in the house. For your own security, please lock all doors on departing the house. When you leave please put leave the keys inside the house. You don't need to lock up when you leave, Could you please let me know when you are planning to depart, so I can let my cleaners know. Automatic gates - you will have 2 fobs for these and there is a phone app. Please DO NOT squeeze through the gates are this damages the mechanism. Heating. Underfloor heating is in all the ground floor rooms. Heating controls are on an automatic setting. There is also Underfloor heating in the bathrooms, with settings by each door. On the first and second floors, there are radiators which are controlled individually and by the thermostat located in the first floor hallway Fires – please feel free to light a fire. There are plenty of logs outside by the garden door. Please use the fire guards and the protective rug in the sitting room The dining room fireplace is not suitable for fires. AGA – This is on all day during most of the year, with the exception of very hot days in the summer. We will show you how to use the AGA if you are unfamiliar with one. There are also 2 double electric ovens and 2 induction hobs. There is also a convection microwave and microwave oven There is a large double door fridge with freezer draw under. If door is left open this will beep. Please do not overload the fridge as this will block the fan inside and your groceries may get warm or freeze. There are 2 further Smeg fridges with freezer compartments Please feel free to use the Nespresso machine. We supply a selection of (original) pods but you may wish to bring your own too. There is a toaster and electric kettle Towels, soap, shampoo, conditioner and body wash are provided in each bedroom. Hot water – the water is on a constant setting. There is a 400 litre tank, but if lots of people shower or bath in succession, it may struggle - so it's best to stagger shower times with large groups The main electricity switches are in the basement which is locked, However, trip switches are located in the ground floor WC and in the laundry room on the first floor and these should be all you need. If the main switch trips, please contact Stephanie. Washing machine and Tumble dryer is located in the laundry room on the first floor. Keys – all the doors are opened using the same key ( with the exception of the bifold doors in the kitchen). Please lock up securely if leaving the house unattended Garden – you can go anywhere but please be aware that the garden in not enclosed at the rear of the property, so please keep an eye on pets and young children. Please do not go into the fields at the back as these do not belong to us. Smart TV in sitting room with bluetooth sound bar. Please use the HDMI switch on the cupboard to the left of the TV, which can be used to connect equipment. This has an adaptor on it so can be used as a male or female. The sound system cabling can easily come un-attached, so please be careful when using cables in the cupboard. Please feel free to watch any DVDs. NB some are NTSC so will not work in the DVD player. The super fast fibre optic Wifi is distributed by a mesh system, so please do not unplug the mesh adaptors or wifi access points.
