GEORGEOUS COUNTRY COTTAGE, FAST WI-FI. This 2-bedroom cottage is the main part of a beautiful timber framed farmhouse and the perfect place to relax with family and friends or for an extended stay. Truly peaceful with views across the fields, a charming garden and private courtyard. Completely self contained for comfortable country living or remote working. EXCLUSIVE USE ONLY. The space *This listing is now fully self-catered with a kitchen, laundry room, space for home working and all the equipment for a longers stay if needed.* DOWNSTAIRS is extensive. The large back entrance hall has a cloakroom and laundry room leading off it (for a dog and all the country gear!). One step up to the light-filled kitchen/breakfast (seating for up to 8) and adjacent is a cosy and comfortable snug/family room (with wood-burning stove). Up a few steps is the beautiful 17th century timbered dining room with double aspect windows looking across the fields and onto the thatched barn. The modern bathroom is off the snug downstairs. UPSTAIRS – little stairs going up! Steep stairs take you up to a landing and the bedrooms and an upstairs 1/2 bathroom, there is a small double bedroom (in the eaves) with window to the garden and a rooflight. A few steps up and then you step down into another area with a spacious double bedroom (king-sized bed) and adjacent half bathroom with sink and toilet. OUTSIDE The front and back garden is private for your use and enjoys sunset and sunrise views. The courtyard is nestled in between the house and the characterful thatched barn. There are benches and outdoor seating as well as a table tennis table. IN THE AREA The cottage is just outside the small hamlet of Gainsford End and the thriving village of Toppesfield (1.4 miles). The village has its own community-owned family pub/restaurant, village shop/post office, church and a community-owned craft brewery. Within a few miles there are two award-winning vineyards. More local services (doctors, fuel, supermarkets, shops (Finchingfield, Sible Hedingham, Halstead) are all available within a 5 – 12 minute drive. Picturesque villages such as Finchingfield (4.3 miles), The Belchamps and Clare (8 miles) are nearby. Local market towns include Sudbury (12 miles) and Saffron Walden (18 miles). Cambridge is a 40 minute drive to the north and the City of London is 40 minute on train from Witham station. The area is largely that of rural farming with picturesque rolling countryside where there is a network of public footpaths to enjoy country walks and some excellent places for cake and coffee!! Guest access You have private and exclusive access to the hall, kitchen, laundry room, snug, dining room, bedrooms and 1.5 bathrooms as well as the back/front garden and courtyard. The owners do not live on site, there is no access to the rest of the house which is unoccupied unless by arrangement. Other things to note We provide kitchen cooking essentials. Any taxis needed should be booked well in advance. Popular local restaurants and pubs can be very busy - see guidebook for suggestions. The house is on the market for sale. Visits of potential purchasers are extremely rare and would only be at the guests convenience.
