The garden is a real suntrap, with a range of seating including bistro sets, a raised lounging area with sun loungers, and a hammock during the summer months—perfect for relaxing with a morning coffee or unwinding in the evening. Despite being conveniently located close to local amenities and transport links, the setting is tucked away behind surrounding gardens, making it wonderfully quiet with regular birdsong. Free on-road parking is available just a short walk away and is easy to find. with bus routes also close by for easy access to the surrounding area. Guest access Guests have private access to the garden room via their own separate entrance, allowing for easy and independent arrival. The accommodation is fully self-contained, and guests have exclusive use of the courtyard garden throughout their stay. The garden room and outdoor space are entirely separate from the main house, giving you complete privacy. Other things to note Perfectly located for exploring the South Downs, you’ll have direct access to walking trails from the doorstep, leading into the surrounding countryside and towards the River Cuckmere, Seven Sisters Country Park, Beachy Head and the iconic coastguard cottages—ideal for scenic walks and coastal views. The property is also easily accessible without a car. Direct train routes from London via Brighton connect to Seaford. Many guests choose to walk from the station (around 30 minutes), while regular buses run every 30 minutes to both Brighton and Eastbourne, with a stop less than a minute away. Seaford town, with its range of cafés, pubs and shops, is within walking distance (nearest shop approx. 3 minutes, pubs around 20 minutes), and the beach can be reached in around 30 minutes on foot or a short bus ride. Cyclists are very welcome, with space to store bikes within the garden
