A Victorian farmhouse/barn conversion offering a perfect rural retreat. You will have exclusive use of the annexed guest accommodation set in the beautifully maintained grounds of a parkland setting. Guests have their front/back door, outdoor terrace/patio with table and chairs for al fresco dining (a fire-pit with wood is available on request.) There is a full size Petanque/Boules court. 4 acres of beautiful grounds to explore And, for a unique experience, visit the Treehouse, adding to the sense of rural escape. There are two spacious bedrooms in this annexed accommodation. Heavenly kingsize beds, hotel quality bed linens. Each room with its own bathroom (underfloor heating) one with a large walk-in rain shower; the other with a vintage roll top bathtub. - Bookings are for 2 Guests (charged at the nightly rate) - Extra guests are charged @ £35 per person The charming reception rooms include an upstairs studio sitting room with Juliette balcony, view over the pond There's also a raised mezzanine lounge area, complete with single sleeping deck available upon request (please note, the space has reduced height). For entertainment a Smart TV with Netflix, iPlayer, and high-speed internet access. There’s Nespresso coffee and a selection of teas. The hospitality fridge is stocked daily with complimentary fresh milk and juice. (If you need more fridge space, there’s an additional full size fridge upon request.) Please note : Napps Farm does not have self-catering facilities, no kitchen. It offers a peaceful, chore-free stay with daily complimentary hotel-style housekeeping visit. A microwave, toaster and kettle are available in the Breakfast Room to heat snacks or ready-made meals. There’s a daily dishwashing service, ensuring your space stays neat and tidy. Should you prefer to dine in, take-away services are available, with deliveries directly to Napps Farm. The breakfast/dining area is ideal for working or hosting small private meetings. *Please note: Napps Farm is not suitable for children under 12 years old as there are open stairs and an unfenced pond on the property. There are many walking, hiking trails and tracks directly from the property with public access to 2,000 acres of woodlands. If you wish to bring your bike (or have one delivered on hire) there’s dry, secure storage available. We look forward to welcoming you to this restful and picturesque haven! Guest access Napps Farm is a peaceful & relaxing retreat approached by a private road on the outskirts of the village of St. Mary’s Platt. From the moment you arrive you will have a key to your own private entrance, to come and go as you wish for the duration of your stay There is a large gravelled parking area with level and easy access to your door. Sally and Rodney are available and live on site. Please note: there are no self-catering facilities (no kitchen) or food preparation area. The 4 acre parkland setting and Treehouse at Napps Farm is for guests to relax in, enjoy and explore together with a full-size pétanque court. Other things to note There is a beautiful cosy and comfortable Treehouse you may wish to visit (by prior arrangement) during your stay. It is truly magical!! There are several choices of outdoor seating, tables & chairs to dine al fresco. And a fire-pit, on request, with unlimited wood
