Waterfront Mediterranean Villa 1h from Athens

In just 1 hour driving distance from Athens, in the coastal land of Boeotia, you can discover a real paradise! Due to the typical Mediterranean land structure of the area, with the intensive geomorphological changes of peninsulas, small islands, gulfs, coves, hills and kliffs, the place is isolated from the crowded touristic areas, hence has kept unchanged its original natural beauty. Here, inside a dense grove, in front of the sea is located our luxurious family villa. The space The inhabited part of the area lies in a full of olives, cypresses and wild pistacias slope, that comes to a 2 km sandy beach with clear blue-green sea. Because of the unique coastline that forms a long peninsula (which comes near to the opposite hills), the sandy bay is almost closed and the sea looks like a lagoon. The waters here are: - always quiet and safe, insofar ideal for children's water playing and water sports, - deep and clean, with an amazing rich sea fauna, insofern ideal for diving, or fishing. In this quiet paradise and in front of the sea, lies our residence, which has been consequent designed, build up and furnished in traditional Mediterranean style. The house is constructed with expensive materials, equipped with the best high quality electrical appliances and furnished with vintage antique furniture. At the disposal of the visitors is the upper floor of the residence, that has a total residential area (of living space, balconies and courtyard) of 180 sqm. and an independent entrance. The flat consists of: - A large living area (a living room with an extend office-library area). In the living room are two big cosy sofas (2.50X1.00m.), that can be used as extra comfortable beds for two persons. The large table in the office area can be also used as a dining space for up to 8 persons. - Two bedrooms. Each bedroom has two semi-double beds (1.10X2.00 m.), which can be used either separately as spacious single beds, or combined to one over-king-size bed (2.20X2.00!!!!). - An open to the living room fully equipped luxurious kitchen. - A luxurious bathroom with double wash basin and a huge semicircular bathtub. - A front side balcony with a 180º view out over the sea. The balcony is provided with a whole οutdoor lounge and a set of table and chairs, where you can always have a meal, a coffee or a glass of wine outside in the nice sea breeze. In the spacious sofa of the lounge (2.30X1.00m.) one more person can have comfortably a “sleep under the stars”. - A north-west side balcony with a view to the sea and the hills. - A back side spacious yard with a view to the hills. - A fully equipped barbecue area with the possibility to install a set of table and chairs (to the ground floor of the house), to taste your spices just from grill warm and delicious. Guest access The apartment is fully equipped. Included: 1. In the entire house (indoors and outdoors): high-speed mobile Internet (free Wi-Fi). 2. In all rooms: high tech ceiling or floor fans (ventilators) with remote control system and adjustable intensity and direction. 3. In all rooms: high quality windows and balcony doors with sliding or opening mosquito screens. 4. In the living room: flat-screen LED TV and high tech stereo. 5. In the kitchen: all built-in appliances as refrigerator, oven and separate ceramic stove-top, wash-machine, dishwasher, toaster, hand mixer, boiler, kettle, NESPRESSO machine, filter coffee machine, battery mixer for frappe (instant coffee), toaster, cutlery, comprehensive selection of hight quality utensils, crockery and glassware, napkins. There is also a vacuum cleaner, a laundry machine, an iron and an ironing board. 6. In the bedroom: for every guest new bed substrate, bed linen, blankets (upon request also electric blanket), towels and bathrobes of top quality, comfortable disposable slippers, sewing kit. 7. In the bathroom: plenty of amenities as bubble bath and soaps, shampoo and hair conditioner, natural sponges, aromatic body creams, make-up remover, beauty masks, razors, shaving foam and after shave, shower-cups, toilet paper, cotton and cotton wool buds. At guests' disposal there is also a range of toiletries: hair dryer, hair curlier, bathroom scale. 8. In the barbecue: all the necessary accessories for the use of the barbecue. The visitor is required to purchase at his own expense only the necessary for the fire (charcoal, sanitation) and leave the space and utensils clean after use. 9. Built-in safe with audible and visual alarm. 10. For the beach: deck chairs, beach towels and mats, a variety of children's swimming aids (float game toys, swim ring, armbands, pool noodles). We also provide you with: 11. Some basic ingredients for your breakfast. 12. Many different spices for cooking: salt and pepper, oregano, basil, curry, rosemary, dry garlic, cinnamon, nutmeg, etc. Also extra virgin olive oil and vinegar. 13. Complete first aid kit with all the necessary: alcohol, oxygen, leukoplast, gauze, disinfectant, aspirins, stomach analgesics, cough syrup, multivitamins, anti-burn creams. Other things to note 1.
