Iris cottage is set on a quiet road in WNY just 15 mi. from Letchworth State Park and 5 mi. from Houghton College. Gas fire place greets guests on chilly days and a large deck overlooks woods and Higgins Creek. The kitchen is well stocked and fully equipped. Whether summer or winter this is the perfect place to enjoy WNY nature at its best and get away from it all. 2 bedrooms open to open plan living, kitchen and dining. Onsuite master has a second electric fireplace and deck access. The space This cottage is set along Higgins Creek on natural wood and lawn. It was lovingly restored by my family from a small hunting camp to the beautiful space it is. We chose the iris as a theme in honor of our mother and grandmother who lived just down the road for more than 5 decades. From the large back deck you can hear the stream and watch the fawns and deer coming down to drink. The front porch is available to enjoy as well. The are two fireplaces, 1 gas in the main room and 1 electric in the master bedroom. There are two bedrooms off of the main living, kitchen and dining room. Master is onsuite with a full shower with access to the rear deck. The smaller bedroom has bunk beds, with full on the bottom and single on top. Baby cot (pack-n-play) or mattress is available upon request. The kitchen is well appointed with all that is needed for cooking (even Thanksgiving). If anything is needed the hosts are just a few minutes away. There is ramp access. Please note the area around is as natural as possible and be aware of animals, flowing streams and nature. Summary of sleeping arrangements and space is as below -onsuite master with queen bed -2nd bedroom is bunk beds with full on bottom and single (twin) on top -Main living room can have mattress on floor upon request -one full bathroom which opens to both the main room and the master -open plan living, dining with well equipped, large kitchen stocked with basics and full assortment of kitchen utensils, dishes, pots, pans, etc. - Coffee includes a normal electric percolator (drip) and a french press - front porch -back deck -large lawn and wooded acres -kitchen is fully equipped. -There is a gas grill and seating on the front porch as well as the back deck. -Fire ring with cooking grate is also onsite. Guest access Entry instructions will be provided upon booking. But the entire property is available for your use. Other things to note If you need an the additional mattress, baby bed or firewood please ask and we will make sure it is onsite.
