A clean cosy modern apartment , bright and tastefully decorated , without cluttering and very practical with all that you need. Perfect for the Studio Tour and trips to London, we are 5 minutes drive from the Harry Potter Studios and Watford Junction with easy bus links. With Free parking, its a great place if you are working in the area ! We accommodates single travellers, couples, families & friends. Please read the notes for more informations The space A bright and stylish entire first floor apartment ! Its a great place for a visit to London or the Warner Brothers Studios , the place has been decorated with artworks from the Harry Potter books to add to your experience , nice a peaceful for a work trip or a relaxing getaway. If you are working at the Leavesden Studios this place is only minutes away , with easy access to motorways. We offers a king size bed in the master bedroom , and a good sized double bed sofa bed. We have a fully equipped kitchen , bright bathroom with bathtub. Breakfast is self service and we will provide pastries & bread as well as cereal , porridge , butter , jams , milk , coffee and tea. There is a Smart TV , which allows you to play Netflix or other streaming platforms , or casting from your own device. You can use the kitchen , equipped with a microwave , kettle , toaster , stove , fridge/freezer. Pots plates and cutlery are available. We provide you our favourite local take away fliers for home deliveries. Our Flat is baby friendly with the following amenities on request : Stair gate , Bouncer , High Chair , Bath , Cot , Changing Mat and bottle steriliser. Parking is free on the bays outside the flat, off side of the main road , you can use any space once you have passed the Shell/Waitrose. If you need to get to Central London by train and have a car, you can take your car to Watford Junction and park it behind the O'Neill's pub for several hours at a very low rate, cheaper than a taxi both ways Please note : if you need extra beds you would need to notify us. Otherwise we offer 2 guests : the king size bed 3 guests : king size bed and single mattress 4 guests : the king size bed and the prepared double sofa bed Extra beds are 15£ extra if you wish to sleep separately , we would need to know ahead to prepare them. We have a spare mattress bed if needed 3 separate beds. Cot beds are free of charge but you need to bring your own baby bedding. If you are more than 4 and needed to book another place nearby we can accommodate 4 more at our flat “the Raven’s Loft” only 5 minutes drive away. Guest access The flat has its own front door and own access. You will have your own keys and can come and go as you please. Early Check-in from 1pm can be arranged with a single fee of £20 Late Check-out will be charged at 15£ per hour past 10.00am. Please ask us in both cases. Please note : We don’t offer access for bags drop off unless you request an early checkin , but the Warner Brother Studio Tour offers free Cloakroom for suitcases. Other things to note • No Shoes beyond the entrance as fully carpeted flat. • No smoking/vaping in the Apartment. • We ask for quiet hours from 10 pm as we live underneath with our family and the sound can travel. . No Parties or Extra visitor , we have a ZERO tolerance for anyone hoping to hold a gathering/party , and only the guests that have booked have access to the space.Please note : we have outdoor security cameras and it will show us if this isn’t followed and we will have to ask you to leave without a refund and we will keep the security deposit of 200£ •Please always to use the extraction fan when cooking. • We request a minimum of cleaning before leaving ( dishes and dispose of your waste ) •There is a washer/dryer for 5£ participation per wash load , please leave it on the counter, thank you -If you need extra beds to sleep separately you would need to notify us prior of your arrival, extra beds are 15£. -If you want to rent our space as a photo shoot or film location you will need to contact us explaining exactly what it is that you do and we will assess your proposal. -We reserve the right to come up in extreme cases if we hear ongoing loud party-like noises and/or notice that more people are coming in than are booked, we will inform airbnb which results in a cancellation and request for you to vacate , may also call the authorities.
