Exclusive use of cedar hot tub till 10.30pm for a one off payment of £60. Continental breakfast first day. Dogs welcome but not to be left unattended in property. The space A tiled entrance porch leads through the kitchen/entrance area into a charming, beamed living room with dining area. French windows look out across the lawn and lead to your private patio area. An oak staircase leads up to the master bedroom with triple aspect ensuite bathroom, corner bath and separate shower cubicle. The downstairs bedroom has another ensuite bathroom, plus roll top bath and separate shower cubicle. The upstairs 3rd bedroom is accessed through the master and, as well as a king bed, also has a single with a pull out single. The living room has two sofas, one of which is a sofa bed. The 43 inch TV has Sky Stream, providing Netflx, Prime Video etc, all routed through the superfast living room router. Ideal for online business meetings. The large 1/3 acre garden is walled and hedged, with stock proof pencing within the hedge. Guest access The cottage is at the end of a private lane at the edge of a small hamlet, with its own large, grassed parking area for guests' private use. The large patio area, including gazebo, gas barbecue and fire pit, as well as the cedar hot tub are for your sole use. A country footpath leads through some of the grounds and into the countryside beyond. Excellent road links to villages, towns and motorways beyond. Other things to note 1. PLEASE LET US KNOW IF YOU ARE BRINGING A PET. 2dogs maximum unless by prior agreement.Dogs not to be left unattended in the property. 2.Only plastic glasses by the hot tub, please - no glass glasses. 3. No loud music when using the hot tub. 4. Garden tree lights and hot tub lights off by 10.30pm. 5. Hot tub use only until 10.30pm. 6. Front porch light, rear patio light and gazebo lights off before going to bed. 7. Gates to be kept shut when not in use. 8. No naked flames inside please. 9. No hidden extras like cleaning or pet supplement. 10. NO SMOKING INSIDE PLEASE.
