Oak-beamed Sussex barn, self-contained & private

An oak-beamed Sussex barn, converted into a beautifully warm, bright and clean guest house. Set in the Sussex countryside, far away from any traffic in a small rural enclave in the South Downs National Park, close to the village of Henfield. Only 8 miles from Brighton. Separate entrance and parking from main house. Kingsize bed, sofa, large desk and chair, farmhouse kitchen table, fridge, kettle, toaster, microwave with grill. Bathroom with shower. Underfloor heating. Super fast Wifi. Smart TV. The space The barn is a clean open-plan and double-height space with exposed oak beams. It's wonderfully warm with underfloor heating and modern insulation. The King size bed has a super-comfortable Emma mattress and high quality cotton bedding, comfy pillows and cushions and towels. The open-plan space also includes a sofa, a large desk and chair in an alcove if you need to work, and the kitchen and dining area. The kitchenette is well stocked with appliances and utensils. There is a separate bathroom with shower, basin and toilet. Guest access Guests have use of a patio area with table and chairs. Our garden is private but guests are free to use our field, opposite our house, to picnic in and take in the views. The field is an idyllic spot with uninterrupted panoramic views of the South Downs from East to West. Sometimes the field has sheep grazing, with hundreds of lambs in the spring. From the barn you may hear owls hooting at night if you open the windows. We are surrounded by wildlife including deer, badgers, foxes and local farms with cows and sheep. It is very dark at night round here, there are no street lights so it's perfect for stargazing. There is separate parking for the barn with private access to the barn via a five-bar gate to the main doors. The barn is completely separate from our house and guests may come and go as they please. Private dedicated parking space. Other things to note There is a 4K super high-definition wide screen TV that is only connected through the internet, so you can access online services including BBC iPlayer, ITV Hub, Netflix etc. There is also a blu-ray DVD player and a very wide selection of films for guests to use. Please note: We do not allow the barn to be used for parties. It's for 2-3 guests only, and the use of the field is only for the guests of our barn, not for additional guests to camp in.
