Brookside Cottage, Kelsale, Suffolk Coast

This charming recently modernised two bedroom end-terrace holiday cottage in the centre of the village conservation area sleeps up to four. It is perfectly located for exploring the Suffolk Coast, historic sites like Framlingham and Orford Castles, Sutton Hoo, Snape Maltings and is a great area for walkers, cyclists and nature lovers. Up to two well behaved pets allowed. Note: there are 2 padded low beams and steep stairs. The garden is enclosed by hedging and fencing but it is not dog proof. The space This 18th Century Cottage has been sensitively modernised to retain as much of its original history as possible. *Note that we kept its steep original stairs and two very low beams which means it isn’t suitable for people who have a mobility impairment.* Visitors love its quirky and wonky features but we understand this isn’t to everyone’s taste! This property can be booked with Mirabelle (next door) and together they can sleep up to eight guests. Entrance/Kitchen The entrance is at the side of the property following a path from the car parking space at the rear through the garden. There are three steps up into the large fully equipped kitchen. It is recently modernised but as many of the eighteenth-century features as possible have been retained alongside the modern kitchen cupboards and facilities, including microwave, integrated large fridge-freezer, washer, gas fan oven and hob, kettle, toaster and dishwasher. There is a low beam. The large extendable rectangular dining table seats 6 comfortably and could be extended for up to 8. Downstairs cloakroom/WC Off the kitchen there is a cloakroom with basin and WC and a small cupboard to store iron and ironing board. Access to the carpeted steep stairs (with handrail) and living room are through the kitchen. Living / Dining Room A spacious, character-rich beamed room with windows facing the front of the cottage. There are two, two seater sofas, a coffee table, traditional woodburner, smart TV and sideboard with games. First Floor The first floor is accessed by the narrow steep stairs rising through a doorway from the kitchen. There is a narrow original landing. The two bedrooms are separated by a passageway from the landing which contains one low beam. Twin Bedroom Located overlooking the front of the cottage, the twin bedroom has two antique oak single beds (with modern mattresses), bedside tables, hanging cupboard and chest of drawers. Double Bedroom Overlooking the rear and meadows beyond, this room benefits from a king-size bed with bedside tables, chest of drawers and hanging cupboard. There are rugs on the original, uneven, eighteenth century painted floorboards. The south wall is feature brick and the other walls are beamed. Bathroom The good-sized bathroom has a standard bath, separate walk in shower cubicle, basin and WC and a painted wooden floor. Outside Off road parking is to the rear of the cottage for one car and there is additional free roadside parking. Please ask if you would like parking at the rear for more than one car. The south facing, enclosed garden has a patio area with garden furniture for 4, and lawn and flower containers. It overlooks the meadows beyond and you access the parking space through the garden. Guest access You will be able to access the cottage, the garden to the front and rear and the side seating area by the apple tree at the entrance door. You have exclusive use of the whole area. Other things to note We ask that you don't leave candles burning unattended in the cottage at any time. Smoking and or vaping indoors is not permitted. Also, please don't charge electric vehicles scooters etc of any type of the mains in the cottage. If you have an emergency or problem with this, please don't hesitate to ask the hosts for help.
