A stone built character house with adjacent cottage set around a courtyard within 5 acres of secluded grounds. The property is 500m to the east of Montcaret village centre, a picturesque village with an 11th Century Romanesque church set amongst the remains of a Gallo- Roman villa. The village is served with a first class boulangerie/patisserie and a tabac, which are within walking distance of the house. There is a new Carrefour supermarket at 1.9 miles distance. The House and the Cottage are set around a gravel courtyard and adjacent to each other, but not interconnecting. The House sleeps 10 in 5 bedrooms and 'The Cottage' sleeps 4 in two bedrooms. The House has a large kitchen with all appliances including a large double oven range cooker and an American fridge freezer. There is a separate dining room, and a large sitting room with a stone fireplace and grand piano for the musically inclined. There are separate washing /laundry facilities in a utility room. The Cottage has its own large kitchen/dining area, and a sitting room at first floor level with a Juliet balcony overlooking the courtyard. Guests have the use of the former Chai (wine making room ) as a games room, for ping pong, table football and snooker/pool. Within the house there is a further games room with a Wii with various games, attached to a large flat screen TV. Both the House and Cottage have their own flat screen TVs in the living rooms with both UK and French satellite channels. Both houses are served with free WiFi. Outside there is seating for dining and relaxing in the courtyard, and to the rear of the house a large terrace for eating out, and a covered terrace seating area. To the rear of the house is the pool area which comprises a Roman ended pool (10m by 5m) with an extensive paved seating area and an abri (shaded area). There is a generous provision of sunbeds around the pool. This area is adjacent to the property's own field from which one can access footpaths up the hillside and amongst the vines. There is shaded parking for cars under the huge walnut tree next to the house. This area of the Dordogne is steeped in history and provides a huge variety of cultural, sporting and recreational activities. This can range from visiting the world renowned Unesco Heritage Village of St Emilion close by, or seeing the Son et Lumiere of the Bataille de Castillon in near by Castillon, to, for the more active, canoeing down the Dordogne, horse riding, cycling, trekking etc. This is serious wine country and of course there are endless opportunities to visit local chateaux for tastings and to sample the delights of the regional cuisine in the many local restaurants. For those who prefer to cook, there are fine local food markets to visit, that at Ste Foy La Grande being particularly popular (Saturday morning) and voted one of the best in France. For those that want a beach, this can be found just 12km to the north at Lac de Gurson, a large lake with restaurant facilities, pedalos and other facilities. Further afield is the beautiful city of Bordeaux, and the picturesque towns of Bergerac, Perigueux, and Sarlat. The Atlantic Coast with well known resorts such as Arcachon and Lacanau are beyond Bordeaux but accessible.
