You are just 25 minutes from Leeds, 5 minutes from the charming village of Kirkburton, and a short drive from Holmfirth, perfect for independent shops, cafes, and there is even a wine tasting option and tour at Helme Vineyard a short drive away. The lodge sleeps up to 16 guests across five spacious bedrooms, all with proper beds and no bunks. Fresh bedding and towels are provided for a comfortable, hotel style feel. Inside, you will find a large open living and dining space, ideal for gathering together, and outside a covered hot tub set within a private garden that backs onto peaceful woodland. It is a place to relax, reconnect, and enjoy a little extra comfort, whether you are here for a pamper break, a family gathering, or simply some time away in a relaxed setting. Guest access All areas are accessible. Other things to note Thank you for considering a stay with us. We specialise in calm, relaxed group stays. Conversation, laughter and socialising at normal residential levels, both indoors and in the garden, are absolutely welcome. We want you to have a wonderful time. However, it should be noted before booking that we are not a party house. Loud intoxicated behaviour, shouting, screaming, karaoke, or amplified music that disturbs the peace at any time is not permitted. If this occurs from any member of the group, the entire booking will be required to leave immediately without refund. Low-level music indoors is fine. Outdoor music of any kind is not permitted at any time, as sound levels cannot be controlled outside. As part of local council requirements for large holiday lets, all outdoor socialising must end by 10:00pm year-round. This is a council-led curfew, common for most large holiday lets in residential settings and is strictly enforced. After 10:00pm, all guests have to move indoors please. The garden and hot tub areas are intended for relaxed conversation only. The hot tub is complimentary and available daily until 9:50pm, after which it must be closed up by the lead booker and secured. Please bring your own towels and flip flops for hot tub use. For pamper or hen weekends, guests are generally required to be aged 25 or over, unless accompanied by close family members - for instance a 23 year old niece etc… We do not accept stag groups, all-male groups, or mixed hen and stag bookings. 30th birthday celebrations are permitted only if they are family-focused and low-key. The property accommodates a maximum of 16 guests at any time. No additional visitors are permitted. Only services provided by our trusted in-house professionals may be used during your stay. External third-party suppliers are not allowed. We are a non-smoking and non-vaping property. If your group includes smokers or vapers, please inform us in advance, as a very small number may be permitted under agreed conditions. Before confirming your booking, please ensure that all members of your group have read and agreed to these house rules. Booking confirms acceptance of these conditions. Parking is available for up to 10 vehicles on a private drive and outdoor areas are monitored by CCTV. Midweek bookings require a 3-night minimum (except between Christmas and New Year, when a 2-night stay is available). We are pet-friendly and offer a large, secure garden for dogs to enjoy. However, please note it may not be fully escape-proof, so supervision is required. Pets must use our throws when on furniture, are not allowed bedrooms and must be clean when inside the house please. All pet waste must be bagged and disposed of in the outside bin please. Pets must never be left alone in the property at any time. Pets are free of charge. Please note that we do not accept bookings from third-party agencies, including hen or event planners booking on behalf of clients.
