4-bed, self-contained 1st floor flat. In a fantastic town location with a 2-minute walk to the train station for easy links to London, Oxford, and Reading. The perfect place to stay if you are looking to visit the big cities but don't want to be in the city centers! The space About the Flat - Main living space: A spacious open-plan Kitchen, Dining & Living Room is perfect for a family stay, couples' weekend break, or as a place to stay to commute into the city. You will have your own access to the property so can come and go as you please. There is a ramp into the building so easy access for wheelchairs, buggies & bikes. Some games and books are available, please feel free to swap out books with any ones you have already read. The smart TV has Freeview, access to streaming apps (access with your own details) and a built-in DVD player. There is a small selection of DVDs available but do bring your own to use! Free Super Fast Fibre WIFI is available for all guests to use! Bedrooms: 2 bedrooms - 1 with a double bed & the other with a single as well as an easy to manoeuvre sofa bed in the front room. Bathroom: Clean and modern shower & bath with towels provided Kitchen: Self-catering. All the basics you will need. If you don't fancy cooking then we are very lucky to have some amazing pubs and restaurants in close proximity. Please note we do not supply teas, coffees, kitchen rolls, toilet rolls, or any basic cooking ingredients, and therefore you will need to bring your own. Any of the above items may be left in the property by previous guests for future guests' use, we allow this to help cut our waste and become more environmentally friendly. We will always do our best to check all items are within the best-before date and that any fresh produce items are removed prior to your visit. Garden: Shared garden with the use of garden table and chairs. Pets: Guests with pets are always welcome and we provide some items to make the stay enjoyable for your furry friend. We do require a fee of £9 per pet per night which can be sent via bank transfer or via the Airbnb reservations page once a reservation has been made. A welcome pack is available which is located within the flat that contains a guide for local attractions (both free & paid) as well as useful information you may need during your stay. Please note if you are booking a long-term stay, additional cleaning, linen, or towels throughout your stay are not included. There are additional charges for these services if requested. We do our best efforts to ensure that all equipment within the property is in good working order, although we are unable to guarantee that any of the equipment will not break down during your stay, and therefore such a breakdown does not constitute a breach of the booking agreement or give the Guest any right to any form of refund or rental adjustments made for any such mechanical failure. In the event of a breakdown, we will use our best efforts to remedy the situation as soon as possible after notification of the breakdown. There will be no refunds or rebates given for inoperable appliances or faulty equipment, unfavourable weather, interruption of utilities, or minor maintenance problems. No rebates will be given for malfunctions of cable equipment or reception that affect the TV or Internet access. Guest access The property is a self contained flat and has access to the back garden.
