25 m² balcony room - quiet, bright, cozy

My house is spacious and bright with a very nice garden. The room is about 25 m² and is located on the first floor. There is a double bed (1.8 m x 2 m), a single bed and a small balcony. There is also a fridge, microwave, coffee maker, kettle, coffee, tea available The bathroom on the first floor is shared with me. It is large and bright, with 2 sinks, a shower and a bathtub. There is a separate laundry room with washing machine and dryer The space My place is spacious. Guests can come and go as they please. There's no set time when they're supposed to be there in the evening. I'm very flexible and tolerant. For guests traveling by public transport, I offer to drive them to the airport or train station for a reasonable fee. Guest access The offer does not include the use of the kitchen and living rooms. During your stay I'd love to answer any questions you may have by phone or WhatsApp. Other things to note The Therme Erding offers my guests a great time. For children, there is a very nice playground nearby.
