Hot tub shared with upstairs residents + up to 2 guests in the unit above the garage. Fire pit availability dependent upon weather. The space Spacious basement unit studio apartment. Completely remodeled with a great backyard and patio area. GREAT LOCATION - We are located 1 block off the popular south broadway which hosts local breweries, bars, shops, dispensary’s and restaurants within walking distance. - 15 minutes drive from downtown Denver COMFORTABLE LAYOUT - Spacious studio with king bed - Main area living room has large and comfy couch perfect for a group. - Fully equipped kitchen and large kitchen island with seating for 3. -Full sized washer/dryer in the unit located inside the bathroom. -Fabulous shared outdoor space with large yard and seating. You may see the puppers, Kilo and Nova from time to time. PLEASE NOTE -This is a basement unit and you must go down a flight of stairs. There is also a separate unit above the detached garage with a long-term resident for a total of 3 units on the lot. Each unit is private. - The fire pit may not be available for use if it is windy or has been wet. It's difficult to keep a flame in windy weather and is also a fire risk. Hot tub is available year round. - Private entrance to the unit. - Street parking HOUSE RULES - Please DO NOT flush feminine products, "flushable wipes" or anything weird! (fragile plumbing) -No smoking/vaping cigarettes, 420 or otherwise indoors. A $250 fine will be assessed for smoking indoors. - 420/smoke friendly OUTSIDE only. -Owner lives upstairs with his pups Kilo & Nova. We are courteous, however, noise travels to the basement unit. Guest access Guests have access to the entire private basement unit and the backyard. The owner lives upstairs on the main level with his two pups. There is also a unit above the detached garage with a long-term resident. Other things to note HOT TUB: -Hot tub shared with upstairs residents. -Available until 10PM -Please rinse off before getting into the tub. Lotions, deodorant, etc can be harmful to the hot tub. -No unsupervised children in the hot tub -No glass near or in the hot tub -No food or drinks, including alcohol, in or near the hot tub. -When the removing the cover, flip once then twice towards the fence and the bar will keep it off the ground. When you’re done, please be sure to put the cover back on. -Use at your own risk. ***It’s extremely important to keep debris, such as leaves, food, vomit, glass, additives, etc out of the hot tub. Actions that result in the need for a professional drain/refill of the tub at a cost of $500 will be charged to the guest*** FIRE PIT: - Availability is dependent upon the weather and may not be available during windy or wet weather.
