Description

This room has tile floors, Air Conditioning, coffee maker, refrigerator. Property has a sandy beach, boat docks, boat ramp, marina, fish cleaning table, Wi-Fi, cable TV with 75 channels, coin laundry. Linens are provided. Outside covered patio with picnic table to sit. Watch our beautiful Florida Bay Sunsets on the beach. Private with a private entrance. The space Unlike most Airbnb rentals, your hotel room is totally private with an outside door for access. It is not part of someone's home and you are not sharing any personal facilities. You have your own private bathroom and you control your private air conditioning. There is no smoking permitted inside our unit. You are permitted to smoke outside, at the Beach or on one of our lounge chair areas, including our Fire Bowl area. We provide you with clean linens and towels in your unit prior to your arrival. Pets are not permitted. Please do not light or burn candles or have any open flame inside. We have a Laundromat and bag Ice is sold on the premises. Welcome to Kings Kamp. We hope that you have an enjoyable stay. Please for your own safety and enjoyment, we ask that you and your party follow these rules and regulations. If there is anything we can do to make your stay more comfortable, please let us know. There is NO lifeguard on duty. Please take care around the water and on the docks. If you have children with you, do not leave them unattended. There are no fireworks allowed in the park No ground fires are allowed. Outdoor cooking must be done on the metal grills around the park or on your own grill. Please help us by cleaning up the grill when you are finished. All trash must be taken to the dumpster facility provided. Do not leave trash at your site outside. Please wear proper attire walking to and from the showers and around the park. The park speed limit is 5 miles per hour. Pedestrians and golf carts have the right of way. Golf carts are only permitted with the express permission of the office. Current proof of insurance, and operating headlights are required. Carts may only be operated by licensed driver 18 years or older. NO E-Bikes or E-Scooters allowed on property. No car/vehicle washing allowed on site or on property. All hoses must have a spray or control nozzle. Boat washing is limited to engine flushing at pull out and limited rinse as needed. Failure to comply will result in additional charges of at least $5.00 A maximum of One vehicle is allowed to park on lot/site. Parking of additional vehicles or Visitor vehicles shall be in authorized areas only, subject to availability – (see Manager). Trailer parking is in designated spaces only (not on your lot) and subject to availability at management's discretion only. Boat Ramp fee for in and out is posted. No fueling of vessels permitted on the property. If you are fishing, please clean up all your bait when you are finished. Please do not leave extra line or hooks, etc. lying around. If bait is stored in our refrigerators, please be sure it doesn’t leak into the fridge. When you are done cleaning of your catch, we ask that you bag and tie and dispose of everything in the dumpster. Noise levels from all sources within your vehicle/guest site, apartment, must be reasonable at all times. Please be courteous and refrain from loud activities that could affect other guests. Quiet hours are between 10 PM and 6 AM – This means please be quiet and courteous. Check out for RV or tents is 12 noon. For Cottage and Rooms, 10 AM. Stays extending past those times will be charged for another day’s rental. Pets are allowed only with the express permission of the park. When allowed, pets must be leashed and supervised at all times. Please register all pets at check-in which must be approved by Management. Pets are not to be left unattended and must be restrained when outside your RV. Pets are not allowed in the bathrooms. Always have a bag ready, and dispose of pet waste properly. Remember, you and your family will walk through these areas too! Pet owners whose pets cause a disturbance, or who are bothersome to other guests may be asked to remove the pet from the property immediately. Please confine the drinking of alcoholic beverages to your site. All visitors must register prior to going to your site. In order to be on property, use the resort amenities, visitors must purchase a day pass for $10.00 per person per day. The day pass allows access to our property while on premises. Guests are solely responsible for the safe operation of any vehicle(s) boats, personal watercraft, golf carts etc., operated by guest(s) and/or visitors As our registered guest(s), you are responsible for all persons including children, animals and visitors to your site. Any violation of the rules may cause eviction of the renter and/or all occupants of the site. Failure to follow the rules as written herein or as additionally posted throughout the park, may result in a camper being asked to leave, without refund. All rentals are NON refundable. The park takes no responsibility for the safety, care, or delivery of any packages delivered to the park for guest(s). Guests agree to hold Kings Kamp and Captain Jax, its management, staff, and owners harmless for any damages personal or otherwise for their stay. All dockage and swimming is at your own risk – the park assumes NO LIABILITY for damages, loss or injuries of any kind. This includes personal injury or loss of property. YOU are solely responsible for yourself and your guests during your stay. Management is not responsible for and assumes no liability in the event of loss due to theft, accident, fire, acts of nature or any other loss including loss of power/electricity. Guest access We maintain an Office on the premises that is open from 830am to 530pm every day except Tuesdays and Sundays. We have ramp and boat slips on property please inquire in advance for availability, price and size limitations. Our docks, and beach areas are for the use and enjoyment of all of our guests. If you check in after hours, there is a mail box on the office door that will have our check in map for location and key. Other things to note Dinning suggestion are as follows: Jimmy Johnson's Big Chill American eats & water views at a beachfront complex with 2 restaurants, patio plus Tiki Bar & sports bars (inside and outside) and a fee use swimming pool. Located at 104000 Overseas Highway. this is a 10-minute walk for our place. Fish House Restaurant for the best seafood. 102401 Overseas Highway, it’s a restaurant & fish market serving a variety of meals made with locally caught seafood. Sundowners steakhouse and seafood located 103900 on the open Bay Front. Harriett's Restaurant American Quaint yellow shack serving down-home breakfast & lunch favorites plus some health-minded options. 95710 Overseas Highway. Sushi Sake Offering Lunch and dinner service. Japanese Seafood sushi. Located 103400 Overseas Hwy. Tower of Pizza, offering pizzas, pasta plates, subs & other Italian comfort fare for dine-in or delivery. Located at 100600 Overseas Highway. Pinecrest Bakery with authentic, delectable and affordable Latin American food that is prepared with only the freshest, high-quality ingredients, delivered consistently in an upscale environment and homelike atmosphere. They are here to grow into your hearts and homes by sharing the taste of our tradition as your neighborhood family bakery. Located at 99100 Overseas Highway open 24 hours a day with delicious French and Cuban pastry. Rancho Pascual Food Truck is Peruvian Fusion and Cuban cuisine, located at Kings Kamp by lot 33, at the entrance of the property.
