Only in 2026: we offer 10 bedrooms and can accommodate up to 20 guests, making it ideal for larger groups at the pool-bar-villa. Comfortably featuring 10 bathrooms, a fully equipped kitchen, a living room, and a fantastic outdoor area with a ~50 m² pool, pool bar, and barbecue area. The space This large and spacious holiday villa features a stunning ~50 m² swimming pool with a pool bar and barbecue area, and is located in Vodnjan, Istria, with a beautiful sea view of the Brijuni Islands. The nearest beach is just a 5-minute drive away. The pool is thoughtfully designed with three areas: a shallow children’s section (suitable from approx. 1.5 years), a swimming area, and a pool bar area—yes, a real bar in the pool! Inside the water, you’ll find six stone stools facing the bar, fully equipped with everything you need for a perfect summer holiday in Croatia. The barbecue and bar area, located directly in the pool, comes with all the tools required to prepare breakfast, lunch, or dinner, while enjoying a cold, refreshing drink without ever leaving the water. The pool bar also features an LCD TV, which you can enjoy directly from the pool. Strong Wi-Fi is available throughout the entire property. The villa offers 9 bedrooms with double beds and 1 bedroom with two separate beds, which can be joined to form a king-size bed. There is a living room on the first floor, as well as a larger living room on the top floor, complete with a surround sound system and a pool table. All furnishings and interiors are brand new, fully equipped, and air-conditioned. Bedroom layout: • Ground floor: 3 bedrooms – 2 share one bathroom, and 1 has a private bathroom • First floor: 5 bedrooms – 2 share one bathroom, and 2 have private bathrooms • Top floor: 2 newly equipped bedrooms, each with an en-suite bathroom, facing the large living room Bed linen, towels, and soap are provided in all bedrooms and bathrooms. There is an additional bathroom and WC located outside, next to the SPA / Jacuzzi area. The main kitchen is located on the ground floor and is fully equipped with a coffee machine, kettle, microwave, and a wide selection of utensils and cutlery. The indoor dining area seats up to 8 people, while the outdoor dining area can accommodate up to 20 guests. Both kitchens are equipped with dishwashers, kettles, boilers, stoves, and microwave ovens, and of course, all utensils, plates, glasses, and cutlery are provided. Guest access Guests will have 100% access to the whole Villa except for the basement, where we keep our cleaning stuff. This means that guests have access to the ground floor, first floor, top floor, the pool, the jacuzzi, and the surrounding garden area.
