Luxury House secluded in woodland, great 4 groups!

A unique & funky house in an amazing secluded & private location. All our guests say it's even better in real life! 1/3 late 1800's Game Keepers Cottage complete with Well, the North 2/3rds a modern 'grand design' with light filled Atrium & huge living area & 2 kitchens, set in 4 acres of garden & Ancient Woodland. Nearest Neighbours are 2/3 of a mile away! At 4000 sq ft. It's HUGE & perfect for larger groups. With so much outdoor space is also ideal for 'getting Back to Nature' in privacy! The space We can easily accommodate that 16 Guests that Air BnB allows, although this is 'family style' sharing (including some foam floor mattresses and raised bed air mattresses with foam toppers!). Above 8, Extra guests are £75 per person per night extra. We also have various Bell Tents in the meadow which can be added to the hire at additional cost. Depending on the size they sleep 3/5. Other extra guests can also camp in The Meadow with their own tents, by prior agreement and small fee (for facilities, showers, water etc.) We also have a Motorhome which can be hired if available. The sleeps 4 and can be parked right next to the house. This has heating, water, power and an excellent stereo. This is an Extra cost, of course. Please message me for a quote outlining your requirements. The Woodland Spa with Wood Fired Hot Tub and Sauna, plus cold plunge Whiskey Barrel plus cold shower are an extra fee, as not everyone wants to use them. Also groups are different sizes and lengths of stay. This cost covers cleaning pre and post, plus water, firelighters, kindling, wood fuel etc. There is also a refreshing cold water shower right next to the Sauna. Ice can be added to the Barrel for those Wim Hoff cold water immersion enthusiasts (order this with your shopping order). The house is set up for larger groups, a big long fold out tables and benches can be set up in the atrium so that a large group can eat together. We have enough matching plates, cutlery and glasses for this number. We two kitchens with a dishwasher, three Fridges, Freezer and a professional Ice Maker. We have large pans and plenty of serving bowls etc again for larger group catering. Plus drinks dispensers. There is a professional BBQ with three separate grill stations, so you can do all three meat, or one meat, one Veggie and one vegan all at once and all separate! Bring you own coal please and must clean after use. Or we can add BBQ cleaning at a small extra cost. We also have a traditional ‘Kettle style’ BBQ. There is also an Unni Pizza oven which can be added to the hire for a small fee for fuel (special food grade wooden pellets) and cleaning. This is easy to use and cooks pizzas in 3mins once up and running! We have a Fussball Table (table football) and also plenty of Board games. We also have outdoor games such as Swing Ball, cricket set, Croquet and also a huge professional sized Ping Pong Table which are all included in the price (please let us know about ping Long as it has to be set up). If the weather is not so great the Woodland Spa is still amazing. We also have a huge Projector in the main living area for evening films. The house has a complete surround sound system, plus amp and bass bin. Plus four other rooms have their own wall mounted bluetooth speakers. The whole system works together so you have continuity of music throughout. There are also outdoor speakers on the Veranda and even Lazers for a light show! With four acres of private woodland and garden there's space to get 'Back to Nature and enjoy fresh air and freedom. The larger privately owned 43acre wood we back onto can be hired by separate arrangement. Kids Outdoors Woodland School operates from there, as does Special Ops Airsoft. Nearby there are loads of great Public Footpaths and bridle ways, plus in Summer there are the Victorian Swimming Steps in nearby Olney, where Open Water swimmers can enjoy the Great Ouse River. Please be aware Air BnB DOES NOT ALLOW PARTIES AT THIS PROPERTY Guest access Everywhere, except the roof of the property (accessible by top floor terrace). Also the non-permissive portions of our neighbours' Private Woodland. No use of the Farmers' road, except for access to and from the property. Other things to note The Road to the Property is Privately owned by our farmer neighbour. Only access allowed (no riding bikes etc.) . Please stick to Permissive and Public Footpaths of Hollington Wood after gaining permission from Philip Solt. No access to the roof. We have Starlink now, so great internet!
