Berry Pen - at Kingham Cottages with pool access

Berry Pen is part of a converted stable block situated in a private gravelled courtyard in the popular village of Kingham with incredible gastro-pubs and surrounded by the beautiful rolling Cotswold countryside for walking and cycling. This modern property is extremely comfortable and well equipped for you to enjoy all year around. The space The large open plan living area contains a fully fitted kitchen with double oven and American style fridge freezer, dining for 8 (with the capacity for 16 when multiple cottages are booked) and comfortable sofas around an open fire and flat screen TV. This space feels light and airy thanks to the substantially glazed south facing rear which overlooks the private courtyard garden of the cottage. There is a separate utility off the kitchen. The wheelchair accessible south facing garden is terraced with dry stone Cotswold walling and is accessed through large glazed double doors from the living area. Upstairs, the master bedroom has a super king size bedstead, comfortable chairs and freesat TV and DVD player. The en-suite bathroom has a bath, walk-in shower, vanity unit and WC. The second upstairs bedroom has a pair of single brass beds that can be zip-and-linked together creating a super-king and en-suite with bath, walk in shower, vanity unit and WC. The third bedroom is on the ground floor and can have one or two single beds as required with an en-suite shower room. If a member of your party is less mobile discuss your requirements with us and we will do all we can to ensure you can have a comfortable stay with us. Our cottages are well equipped including fully stocked catering cupboards from pans to serving dishes, champagne glasses to oils and spices. There are hairdryers and sewing kits as well as soaps, linen and towels. On arrival there is tea, coffee, milk, butter, jam and a freshly made loaf of bread so you can make yourself at home while you unpack. A travel cot, high chair and stair gate are in the property and a larger cot can be supplied on request (£20 supplement). The property has high spec double glazing, underfloor heating and a pressurised water system ensuring maximum comfort during your stay. Guest access The whole house is available for rent with access to our shared 5 acre garden, outdoor hard tennis court, indoor pool and steam room. We operate a ‘swim time slot’ for each individual cottage, so all cottage guests have private time in the shared pool. Your daily private cottage time is shared with you on your booking confirmation email. You can also enjoy a communal early morning swim that is open to everyone. The pool is used by Kingham Lodge owners and closed to cottage guests from 4.30pm. We provide pool towels for you. The gardens are spectacular with topiary and sculptures to enjoy and wonder at, two large ponds are perfect for watching birds and fish and in the middle of the garden is a unique Pavilion inspired by The Alhambra. We ask that guests are mindful of other guests and our neighbours and that we also live here when it comes to making a lot of noise. Other things to note We have 5 holiday cottages here sharing use of the pool and we operate a ‘swim time slot’ for each individual cottage, so all cottage guests have private time in the shared pool. Your private cottage time changes daily so no-one is stuck with only a morning or an afternoon slot. This timetable is shared with you on your booking confirmation email & is displayed in your cottage. You can also enjoy a communal early morning swim that is open to everyone. The pool is used by Kingham Lodge owners and closed to cottage guests from 4.30pm. We do provide pool towels for you in your cottage. You must call us when you arrive to have your pool safety induction before you can swim. The gardens and tennis court can be accessed at anytime. Children must be supervised at all times in the Kingham Lodge gardens as there is open water.
