Summer Months (April – October) During the summer season, pool water temperatures typically reach and maintain 27° degrees. Winter Months (November – March) During winter, although the heating system operates continuously, we cannot guarantee that the pool will reach or maintain 27° Degrees, due to external weather conditions such as: Cold nights * Lower daytime temperatures * Strong northern winds In winter, heated pool temperatures are usually around 20°C+, depending entirely on the weather. For reference, the average unheated pool temperature in winter is approximately 11–14° degrees, so pool heating still provides a significant improvement. AT ANY TIME! Pet Policy (Cats & Dogs) is Prohibited. The keeping or housing of cat/s and/or dog/s is strictly prohibited in this villa. In the event that a cat or dog is brought into this villa: a) The Guest shall incur an immediate fine of £200 per animal; and b) The animal shall be required to be removed from the villa without delay. The fine shall be deducted from the Guest's Security Deposit, and any associated costs of removal, cleaning, or damage shall remain the Guest’s responsibility. ------------------------ Neighbouring Building Works – Booking Condition Neighbouring properties are privately owned and may occasionally carry out licensed building or maintenance works during the day (normally 08:00/09.00–17:00 hours, Monday–Friday, except August). These works are outside of our control and do not require advance notice. If disturbance becomes excessive, we will offer you the option to cancel with a full refund or move to another Villa if available. Policy • We cannot be held liable for any inconvenience caused by neighbouring works. • If works result in excessive or continuous disturbance (beyond occasional drilling or normal daytime activity), you will be given the option to cancel your booking with a full refund so that you can make alternative arrangements. • If we have another suitable Villa available, we will gladly offer it to you. WHEN YOU ARRIVE AT THE VILLA, PLEASE TAKE A FEW MINUTES TO CHECK THAT EVERYTHING IS OK IN THE VILLA, ALL DOORS AND THE SHUTTERS WORK PROPERLY. ALSO CHECK, THAT NOTHING OBVIOUS IS BROKEN OR DAMAGED, IF SO?, PLEASE REPORT TO US STRAIGHT AWAY! BECAUSE, THERE AFTER IT WILL BE YOUR RESPONSIBILITY. In the very unlikely event of there being something unusual or anything not to your liking whilst you are on holiday that is in our direct control. You must report it immediately by telephone to Jose on WHATS APP. This will give both an opportunity to correct the matter so that it does not spoil your holiday. Should you not be satisfied please contact Jose in London, by telephone straight away, with details of your complaint, and we will endeavour to put things right. Should you fail to report your complaint ultimately with Jose in London, straight away, then, we will not consider ourselves to be liable in respect of complaints which were not registered at the time, whilst on holiday. IF DAMAGES ARE MADE DURING YOUR STAY, YOU CAN REPLACE, OR A REPORT WILL BE MADE BY US, IF ANY DAMAGE/S AND BREAKAGES ARE MADE, MONIES WILL BE DEDUCTED FROM YOUR DEPOSIT ALONG WITH PHOTOGRAPHIC EVIDENCE. VILLA SECURITY MONIES, ARE HELD ON OUR BEHALF, WITH OUR BOOKING PARTNERS AIRBNB, FOR UP TO 14 DAYS AFTER YOUR DEPARTURE, AND INSPECTION OF VILLA. ----------------------------------- CAR CHARGING & MOTORISED EQUIPMENT IS NOT PERMITTED! VEHICLE & DEVICE CHARGING IS NOT PERMITTED BY US AND BY PORTUGUESE LAW (DL 446/85 compliant, Unfair Terms Directive aligned).  For safety and property protection, guests must not use the villa’s electrical system to charge electric vehicles, e-bikes, scooters, mobility devices, generators, or other motorised/electrical equipment. Public charging stations are available locally and must be used instead. If this rule is breached, the villa manager will retain £200 part of the security deposit, or all of the security deposit.  ------------------------------- PETS INCLUDING CATS & DOGS ARE NOT PERMITTED! AT ANY TIME! Pet Policy (Cats & Dogs) is Prohibited. The keeping or housing of cat/s and/or dog/s is strictly prohibited in this villa. In the event that a cat or dog is brought into this villa: a) The Guest shall incur an immediate fine of £200 per animal; and b) The animal shall be required to be removed from the villa without delay. The fine shall be deducted from the Guest's Security Deposit, and any associated costs of removal, cleaning, or damage shall remain the Guest’s responsibility. ------------------------ Neighbouring Building Works – Booking Condition Neighbouring properties are privately owned and may occasionally carry out licensed building or maintenance works during the day (normally 08:00/09.00–17:00 hours, Monday–Friday, except August). These works are outside of our control and do not require advance notice. If disturbance becomes excessive, we will offer you the option to cancel with a full refund or move to another Villa if available. Policy • We cannot be held liable for any inconvenience caused by neighbouring works. • If works result in excessive or continuous disturbance (beyond occasional drilling or normal daytime activity), you will be given the option to cancel your booking with a full refund so that you can make alternative arrangements. • If we have another suitable Villa available, we will gladly offer it to you. If not, you are free to select alternative accommodation independently. • Please note: No compensation is payable beyond the option of cancellation and refund as described above. By confirming your booking, you acknowledge and accept these conditions. -------------------------- Villa rules concerning groups Please note that our villas are all in residential areas, where no loud noise can be made during the daytime or evenings. For this reason, they are not suitable for stag and hen parties, or large groups of people who may be wanting to have louder gatherings, loud music and returning back late to the villas. Whilst we welcome enquires from everyone over the age of 25 to any any age; given the respect for the peace and quiet of the neighbours, we reserve the right to turn down a booking if we don’t feel it is appropriate. It is important for us to be transparent about this as we wouldn’t want your holiday to be a disappointment to you either.
