Description

Haut Combiers is a small farm in over 30 acres of land. The old farmhouse has wonderful views from both inside and out, looking over undulating countryside with large areas of woodland.   It is in a rural location, with no other properties nearby, apart from the owners converted barn 50 metres away. The farmhouse is in a secluded, tranquil and relaxing location, with a large garden, private, heated pool and seating areas to front and rear. We have dogs, cats, ponies, hens and other animals. The space The pool is 10m x 5m x 1.4m deep and has two parasols and sunbeds for all occupants. It has wide steps for comfortable and easy access and has a solar heated shower adjacent. We clean the pool for guests every other day. The pool is heated by an air source heat pump, so is dependent on the air temperature. Although we usually open the pool in mid April, the water temperature at that time of the year will be lower than in July and August. The pool is closed at the end of October. The house is open plan on much of the ground floor, with the kitchen, dining and sitting room all in one large area. Wifi is freely available, with fibre internet giving high speed usage. The large kitchen table comfortably seats 9. The kitchen is very well-equipped, with plenty of cutlery, china, glassware etc., for a full capacity of guests, plus extensive cooking equipment and utensils. It has a fridge/freezer, dishwasher, four ring electric hob, electric oven, microwave, toaster, electric kettle, coffee maker, blender and mixer. The sitting room has 3 x three-seater sofas , log burner, coffee table, TV and DVD player, plus lots of DVD's and books. The TV works through UK Freesat. Although there is also central heating in the house, we also provide logs for the log burner during the cooler months. The logs are either sourced from naturally fallen trees on our own land, or locally from a sustainable source, with the logs having been seasoned for at least two years or more, as is usual in France. There are lots of books, DVD's, board games and toys in the house. Off the sitting room area, there is a door into an inner hallway. Leading from this hallway is a ground floor bedroom with king size bed and en-suite bathroom. Please note that, for anyone with mobility issues, the bath has a shower over; there is not a separate walk in shower. Also off the inner hallway is an additional, separate ground floor w.c. with washbasin. The washing machine is located here too. Stairs from the inner hallway lead up to the loft bedroom. The loft bedroom is largely designed for children, but can be used by adults too. It has a double and a single bed and is accessed by its own stairs. Because the stairs turn up into the loft room, there is no door and a slightly restricted head height at the entrance. A stair gate can be fitted at the top of the stairs if required. There are shutters at the window and the inner hall window below, so that the room can be made dark for children. Stairs from the kitchen at the other end of the house lead to two bedrooms and a shower room. One bedroom has a king size bed, the other has the option of two 3' singles or a superking double. Please advise your preference at the time of booking. In summary, there are two bedrooms with a bathroom at one end of the house and two bedrooms with a shower room at the other end.of the house, on the first floor. There are outside seating areas to both the front and rear of the house. The large outdoor dining table on the rear terrace is accessed by french doors, from both the kitchen and sitting room areas. There is also a gas barbecue. From the terrace, a few wide, shallow steps lead up to the larger garden area and the pool. Gates at the bottom of these steps can close off the pool to younger children, with a fenced off lawn area to the side still being available for them to play on. There is a table tennis table, boules pitch, swing set and small tree house with toys and slide in the large garden. From the garden, a stile leads into the orchard, where our two miniature ponies graze most of the year. Brushes to groom the ponies are left by the stile for guests to use. Please note that the ponies are pets only and are not for riding. To the front of the house, an enclosed terrace has a further seating area, with a large sail over in the summer for shade. Outside of the garden area, there is a 34 metre zip wire guests are welcome to use too. A shady parking area for up to three cars is located adjacent to the rear garden, with the house accessed via a handgate and path to the french doors on the rear terrace. Guest access Although the garden areas to front and rear are fenced, visitors may wander around the farm, with the exception of the owners garden area and pool. We advise that the larger animals are retained by electric fencing, as are most of the farms in the area. Guests are not permitted to go into the fields where the larger animals graze, although they are welcome to go in with the miniature ponies and groom them. A stile in the garden allows access to the orchard, where the ponies graze, which is next to the house. A walk of 1km around half the land is freely available to guests. Our dogs (and occasionally one of the cats...) will probably come with you! If children and/or adults would like to help feed the animals, they are more than welcome. Fresh eggs from our hens are usually available, as are some vegetables in season. Other things to note During the summer months, we do not cut the grass in the fields, in order to encourage wild plants to grow, which helps the wildlife in the area. While it may look a little untidy later in the summer, there are mown areas to walk in, so we hope guests understand. Not cutting the fields until early autumn has resulted in a huge increase in birds, butterflies and small mammals on the land, plus helps the roe deer in the spring and summer, when they have young to hide. Binoculars and wildlife books are left in the house, for anyone interesting in observing the birds and other animals on our land.
