A modern 21.77 square metre 1st floor flat with external doorway access, set in a gated wooded country estate with ensuite shower room, toilet, sink, kitchenette, laundry/iron, double bed (1.35M wide), table/chairs, workstation with office chair, 3 cubM of cupboards. Hot water, heating a basic wifi, terrestrial TV are provided free of charge. It is very important to read within "Show More" the "Other Details to Note" section before booking. The space The accommodation is approached by a single track country lane (with occasional passing bays). Note there are no street lights on the lanes. The accommodation is 21.77 square metre 1st floor flat with external doorway access. Guests will need to ascend a flight of stairs. The main bedroom has an ensuite shower room, with toilet, sink, vanity mirror, shaver socket. The kitchenette is part of the bedroom. The bedroom contains a double bed (1.35M wide), table/chairs, workstation with office chair, 3 cubM of cupboards. There is a shared laundry room and garden with dining table available to guests. Hot water, heating and basic wifi access are provided free of charge. Guest access Guests will have access to: - the off road car parking area with a single designated space (no smoking allowed) - a shared outdoor dining table and chairs on south side of accommodation - a designated smoking hut - laundry facility (no smoking allowed) - walkways between the above (no smoking allowed) Note: Access to the private grounds are not included as part of the booking. Other things to note This is a quiet countryside location. There are other neighbouring accommodations therefore quiet courteous guests are appreciated by all. From time to time other guest's noise and cooking smells, and the local farm and grounds work noise and smells may be experienced. We ask all guests to me mindful of this and minimise concerns of others and please follow the House Rules: Have a happy relaxing time but remember: - please not do bring any pets (we have animals on site); - we operate a shoes off policy within the accommodation; - smoking is only permitted in outdoor designated areas (over 10 meters from doors and windows) and butts must be placed in outdoor waste receptacles (not the grounds, pot plants or indoor bins); - no parties or non-paying guests are allowed (without express agreement); - park only in the designated parking bay; - take country walks only on the designated pathways; - keep common areas free and clear of personal items as they may be a trip or fire hazard; A basic level of wifi is provided within the suite which is suitable for email, web surfing and basic messaging and speeds will vary depending upon guest's equipment location within the suite. A higher speed option (suitable for working from home to provide access to corporate computers and real-time teleconferencing) is available for an additional charge, paid locally at £30 plus VAT. To meet latest 2023 UK Fire & Safety legislation we perform heat/smoke detection/alarm tests, and suite inspection for unacceptable fire risks each week. We will require access to the suite for this. We don't allow: any portable electrical heating means (fan heaters/electric blankets etc.); candles, incense, ignitors (matches/lighters) to be stored or operated in the suite. Electricity provision is metered and charged at 38p per KwHour plus VAT for working from home, quantity of devices being charged and appliances operation. ADDITIONALLY: This is a first floor accommodation so it is not wheelchair friendly.
