Welcome to Beckley's Place located on the edge of the St. John's Town Center. This house is within 5 minutes of shopping. A large variety of great restaurants as well as The University of North Florida within 15 minutes of both downtown Jacksonville and Jacksonville beaches. It features a spacious master bedroom with a king bed and private bathroom, a second bedroom with a queen, the third bedroom with a full, and a full detached bathroom next to the 2nd and 3rd bedrooms. And 2 rollaway beds. This home has a large screened in patio overlooking the neighborhood pond, with comfortable chairs and a hammock for lounging. The patio opens up to a large fenced in backyard, that offers a quiet place for taking in the pond. Looking for more activity, we also have a foosball table and ping pong table located in the attached garage. There is a fully equipped kitchen that is perfect for cooking large or small meals to be served at the dining room table that seats up to 10 comfortably. The living room has a large couch that faces a 65 inch TV, And a 55” TV in the master bedroom great for watching anything from sports to movies. We also have another open area for lounging with comfortable seating for anything from reading to just talking with friends and family. all If there is anything our guests need during their stay we are readily available to assist them in any way we can. Important: Smoke is allowed only outdoors Perfect location in a safe neighborhood! Almost a stones throw to the town center, close to UNF, and quick access to the expressways! PARKING We only allow 4 cars to be parked in the driveway only. please be mindful of our neighbors access to their driveways. QUIET HOURS Quiet hours are from 10PM-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises. OCCUPANCY The home can have up to people in it. No overnight guests beyond the original booking reservation Any people more than this, will be charged $75 per any extra guest .Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host. SMOKING There is no smoking inside the house . There is a $200 per day smoking fee. EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee. LATE CHECKOUTS must be approved by the management team. If you stay past your 10am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 30 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. (THIS DOES NOT AWARD YOU POSSESSION FOR THE ADDITIONAL DAY, IT IS JUST A PENALTY FOR HOLDING POSSESSION BEYOND WHEN YOU'RE SUPPOSED TO BECAUSE YOU COULD NEGATIVELY AFFECT THE FUTURE RESERVATION AND YOU'LL BE COSTING US FOR HOUSEKEEPERS WAITING AROUND.) The additional day is the base rate without discounts. PACKAGES We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected. and we are not held responsible for its whereabouts. MAINTENANCE Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first. PARTIES The home enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200 SECURITY We have on site security. If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee. CLEANING Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $150, there will be a $20 fee for unclean dishes. LAUNDRY SUPPLIES Laundry Amenities: This unit is equipped with a washer and dryer for your convenience. STARTER KIT Starter Kit Provided: We provide a "Starter Kit" that includes basic supplies such as coffee tea sugar ,shampoo conditioner body wash , laundry detergent toilet paper, paper towels, bathroom supplies, trash bags, and kitchen supplies. This kit is intended to last for a short stay. By booking this unit, you have read, understood, and agreed to all these house rules. Violating any portion of house rules will be grounds for immediate termination of the reservation without refunds.
