Stylish farmhouse with a garden in the Czech Highlands

This is a historic property after a complete reconstruction in the period style in the beautiful landscape of the Bohemian Uplands. The capacity is 10 beds. On the ground floor there is a spacious stylish living room with a kitchen and a large table for 12 people. Upstairs there are 3 bedrooms and one children's room. The property is suitable for families with children, business stays, stays with friends... It is our beloved place that we take care of with love and we like to share it with others. The space On the ground floor you will find a spacious room with a kitchen, a large table for 12 (or more) people, a piano, with access to the garden and a lounge. Upstairs there are three smaller bedrooms and one large room with three beds with a children's corner. There is also a bathroom and a toilet. Guest access Guests have access to all areas of the house and garden. The house is always prepared for private use, without the owners present. Free parking is available directly at the property. Other things to note Electricity & Heating Electricity is charged at 6 CZK/kWh. Solar power and firewood for the stove are free. Upon arrival and departure, we take a photo of the electricity meter – consumption is then calculated accordingly. The house is heated by a heat pump (controlled via thermostat) and a fireplace with a water exchanger. Please note that this is an old stone house – the radiators take time to warm up. The ground floor gets cozy faster after lighting the fire. In freezing weather, indoor temperatures typically won’t exceed around 20°C. In summer, the house stays pleasantly cool. Comfort & Equipment Bed linen is prepared according to the number of guests. The kitchen is fully equipped, including a coffee machine – bring your favorite ground coffee. You'll also find some basic pantry items – if you use anything, please consider replenishing it or leaving a small contribution. Garden & Outdoor Space We maintain our garden with nature in mind, so it’s a bit “wild.” You'll find a swing, trampoline, treehouse for children, a hot tub, and an outdoor kitchen with water and a gas lava grill. The property is not fully fenced. Cats and larger dogs are generally not allowed, but we occasionally make exceptions for one smaller dog – please contact us in advance. Additional Information Please respect quiet hours at night. Before departure, we kindly ask you to: – take out the trash and bottles – wash and put away the dishes – empty the dishwasher – place used bed linen into one duvet cover and leave it in the hallway Electricity will be settled at check-out. Check-out is between 10:00 and 11:00, depending on prior agreement.
