Guest House on Park

This 1,400 sq ft, private, single level home is set up as our guest house and offers a fully equipped kitchen (dishes, pots, pans, etc). Sheets, towels, soap/shampoo, hair dryer, iron, and wifi are all provided. On 1.3 acres, it backs up to a park with tennis courts, a ball field, and a playground. A smart lock offers easy self-check in. The home is set up for up to six human beings. Requests to book or occupy with more than six people or pets will be declined. The space This three bedroom, two bath, single family home offers off street parking and a washer and dryer. There is a basic treadmill and a recumbent bike in basement. There is a deck on back of house looking out onto a large back yard and Three Tuns Park. The home has central air and a ceiling fan in each bedroom. It is our goal to offer a clean, comfortable, private space for your stay. We have tried to thoughtfully stock and equip the house. The kitchen has a full set of appliances and dishware. There are ample sheets, towels, shampoo, soap, and paper products. The TV has a Roku and Over-The-Air TV channels. The home has FIOS internet with wifi service. We provide a Pack-n-Play, children's dishes and utensils, children's books, and booster seat for our younger guests. The house has tamper-proof outlets for safety. The home is licensed and inspected by Upper Dublin Township as a legal rental unit. The Township does not permit the use of the fireplace in the home. IMPORTANT: Just like any other hotel, we will review and may copy your photo ID at check in. No ID, no accommodation. Guest access You are renting an entire single family home with off street parking. While the home does have a garage, it is not available for guest use. Other things to note We want your stay to be a good one and we hope you'll be delighted with the space and with the accuracy of our listing. After hosting hundreds of guests from all over the world, we've learned a few things need to be emphasized to a very small percentage of our prospective guests: 1) The home has an 80 gallon electric water heater. This is the largest residential water heater in common use and is far larger than a home of this size would typically have. That said, if six guests want to take scalding hot 30 minute showers back-to-back, there will not be enough hot water. If your use case requires commercial amounts of hot water, stay in a commercial facility. 2) As is stated and shown elsewhere in the listing, the common areas of this 1960s home have hardwood floors. Nocturnal guests may find that their activities disturb extremely-lightly-sleeping babies, spouses, children, etc. 3) If you check out and leave the water running, leave a range hood running, leave the doors and windows open (etc) AND your actions result in material damage to the house or the appliance(s), we will file a claim for damages with Airbnb. Whether you noticed it or not, you agreed to this process when you joined Airbnb and it shouldn't come as a surprise. We understand that honest mistakes happen but we need you to understand that those mistakes can still cost a considerable amount of money to undo. 4) Pets. We've tried and tried. It just doesn't work. The house is listed as not suitable for pets and we mean it. This includes your pet. We're sure your pet is wonderful and we know you love him/her/it and that nothing bad would ever happen if we just made an exception this one time. Please don't ask and please don't show up with a pet and expect an exception. 5) The modest cleaning fee of $50 covers two hours of normal and customary cleaning, normally ample time to reset the home. If you leave the home in a condition that requires more than two hours of cleaning, we may request funds to cover the overage through the Resolution Center.
