Mossyrock is a one-of-a-kind, custom-built straw-bale farmhouse featuring a wide wrap-around porch, ultra-comfy beds, a large soaking tub, and a chef’s kitchen. Nestled on 7 rural acres of woodlands, meadows with towering oaks, and moss-covered boulders, it’s the perfect rural retreat. We’re located near the historic town of Mariposa, with easy access to both the South and West entrances of Yosemite National Park. Approx. 1-hour drive to either entrance. If renting a vehicle, see guest access. The space House Description: Our secluded owner-built split-level farmhouse will be the ideal base camp for your Yosemite adventure. This 1500 sq. ft. strawbale home provides a unique place for our guests to rest after a day of discovering Yosemite and Mariposa. Mossyrock is perfect for one or two active couples or a family and their pets. Because of the hilly terrain, our guesthouse is not accessible for persons with walking limitations. Any person under the age of 2 may stay for free. All other persons must be added to the guest count. The guest house is kept naturally cool with its thick plastered walls, concrete floors, and covered decks to deflect the sun's heat. You'll appreciate that sustainable straw-bale construction that makes your lodging a unique experience. We have 3 portable air conditioning units which add comfort to your stay. The first floor of this split-level house has a large, open kitchen/ dining/ living area. The house has finished dyed concrete floors & integral naturally painted plaster walls. For the cooler days, there is radiant floor heating throughout and a wood stove in the living room. Fans & thick walls, and a portable AC unit keep the space cool in the summer and warm in the off-season. The guesthouse does not have central heating or air conditioning. The spacious kitchen has poured concrete countertops and contains all the equipment a gourmet cook needs to prepare everything from a quick meal to a full dinner. The large island/workspace provides a place for friends and family to gather around and exchange conversations while helping with meal preparations. The adjoining living/dining area is a comfortable place to relax, watch videos, or just enjoy some peace, and quiet and views of rocky outcrops. Our smart TV works with your private stream accounts such as Hulu, Netflix, Prime, Disney, etc. The dining table with seating & place settings for your group is situated next to the French and sliding glass doors, so you can watch nature as you enjoy your meals. A separate half bathroom (toilet and wash basin) is also located on the lower level. The lower floor overlooks the beautiful landscape of this property. The second level of the guest house has two bedrooms and a large shared full bath with a deep two-person bathtub that utilizes an on-demand water heater for endless hot water. BEDROOM#1 The Smaller Room, has a full-sized mattress (54 in × 75 in 137 cm × 191 cm) on an adjustable frame, and a walnut bed frame. BEDROOM# 2- The Blue Room bedroom has a queen-sized mattress (60 in × 80 in 152 cm × 203 cm) on an adjustable frame & a full-size leather sofa bed. A back exit leads onto the encircling decks & the laundry area. Off the bedroom and up a staircase that has a fantastic iron railing which leads to a loft. LOFT BEDROOM #3 - The Loft Room has a double bed and a secretary's desk. There is a portable cooling unit in this room. The house is wrapped on all sides by a covered deck, perfect for enjoying the surrounding environment. A seasonal creek flows nearby (Spring), rock outcrops covered in thick green moss are visible in all directions. Birds and wildlife are often seen from the deck in the surrounding meadows. A gas barbecue grill is located on the east side of the porch and is supplied with propane & grilling tools. The outdoor seating provides a comfortable place to enjoy the natural space at Mossy Rock while you BBQ or relax and play games and have a true country experience. • FREE WiFi Access - Rural DSL-WIFI speeds of 8 Mbps * Verizon is Mariposa's preferred provider * Hook up to wifi for wifi calling • FREE Local Telephone calls * Portable A/C unit in Master Room, living room and loft area. Guest access Our neighborhood is rural and homes are set on large acreage; most homes have dogs, horses, and other pets of their own; neighbors are nearby and are friendly. If renting a vehicle or if your vehicle is of low clearance, be warned that Schafer Road (1 mile) is a rural unpaved road tended by the homeowners. The road has potholes and ruts; therefore, high clearance vehicles is recommended but not required. Plenty of parking on-site, including a covered tent that can house a vehicle. Guests are encouraged to walk around the 7 acres of land, where paths are clearly visible and clear of brush and grass. During rainy weather, we recommend high clearance or AWD vehicles. During the dry months, the terrain is dry, which brings dust and leaves around the deck area. This house is not for those with accessibility concerns, nor is it baby/toddler-proof. Guests have access to all areas inside the house & outdoor areas immediately surrounding the house, except for the service room. Both of the bedrooms & the full bathroom are up a short set of 6 stairs. Other things to note Check Out Cleaning Tasks: According to AB 2202, officially titled "Short-term rentals: disclosure: cleaning tasks bill that requires short-term rental platforms and hosts to clearly disclose all cleaning tasks and associated fees or penalties before a guest books a rental. Failure to comply with these tasks will resullt in a penalty fee of $100.00 dollars. -Please place the garbage and recycling in the outside metal garbage and recycling cans. - Strip beds and place used sheets, blankets, and towels on the sleeper sofa in the master bedroom. - Place dirty dishes in the dishwasher and start it. - Log out of any online programs (Netflix, etc.) - Turn the lights off. - Turn the portable AC units off. Turn thermostats to the lowest setting. -Lock the doors. - Please make sure the BBQ gas valve is closed off if you used it. - Remove all food items from the fridge and pantry and take them with you. INTERNET: FREE WiFi Access - Rural DSL-WIFI speeds of 8 Mbps. OTHER NOTES: Summers can get particularly hot in Mariposa County. The strawbale construction maintains a cool naturally temperature in the house overall.
