STL Licence ML00044F The space Three bedrooms, with one 5 foot Ziplock king downstairs, and a 6’ Ziplock superking and small twin room upstairs (two 3 foot single beds). Ziplock beds mean the double rooms could be converted to twins if required (please ask on booking, 7 days minimum notice required). The upstairs is built into the eaves with low sloping ceilings. The kitchen and lovely living-dining room, with its oak floor and wood burning stove, are all open plan, creating a convivial social space. There is a walk-in shower room downstairs and a bathroom upstairs with separate shower enclosure. The semi-detached cottage is fully self catered and has a well equipped kitchen with electric oven, gas hob, microwave and fridge-freezer, plus dishwasher, washing machine and tumble dryer. Cleaning materials are provided to help you keep everything spic and span. Wifi and small smart TV, with free to view channels, keep you entertained, but get out the cards and board games for some old school entertainment, or just curl up with a book by the fire. Outside you have a small but entirely private enclosed paved courtyard, with picnic table, comfortable outdoor furniture and solar lights for the long summer evenings. Your hosts, Kate and John, are just next door in the old Farmhouse. We are always happy to chat, especially if you want tips on local things to see or do. Walstone Steading is home to four families and we ask our guests to be respectful of their privacy and keep noise to a minimum. Parties and additional guests/visitors are strictly forbidden. Guest access The Bothy is a self contained semi-detached cottage with a private paved patio and off road parking beside shared access driveway. The Bothy and main Farmhouse, where hosts Kate and John live, have internal connecting doors which are kept locked from both sides at all times. Unfortunately there is no direct access to the hills from the Bothy, as we are adjacent to a working sheep farm, but there is convenient access just half a mile away. Other things to note Walstone is found at the 'quiet end' of the Pentland Regional Park, with a scattering of sleepy hamlets and lots of sheep. The Pentland Hills are right on your doorstep, paradise for walkers, birdwatchers, wild swimmers, trail runners and cyclists. Convenient parking areas for access to the hills include Ninemileburn, Carlops, Flotterstone and Swanston. The historic city of Edinburgh, just 11 miles north, with its castle, festivals and even its own volcano barely needs an introduction, but you are also in easy reach of stunning coastal beaches and quaint Borders market towns. The lovely little village of West Linton is five miles away and has a great childrens play park, co-op shop, butcher's, restaurant, pub, cafe, deli, post office and a newsagent. The nearest town is Penicuik, 3 miles away, with all practical amenities such as supermarkets (Tesco & Lidl), gym, swimming pool, takeaways, restaurants and cafes etc. At Straiton (8 miles) there is a large out of town shopping centre with all the usual suspects, including Ikea and Costco.
