Colorado Springs STR Permit #0823. Note: Furniture configured for AUTHORIZED guests; dishonesty about numbers will cause disappointment and is grounds for eviction & additional charges. The space 4 bedrooms including 2 masters with full private en suite bathrooms, dining room, kitchen with eating area and breakfast bar, and 2 open, airy family areas provide plenty of privacy while allowing opportunities for larger groups to spend time together in a more relaxed, personal setting than a hotel. Soak in the Pikes Peak views, enjoy hiking or walking outdoors, or just hang out with a group in the airy kitchen, formal dining room, or one of the family rooms, or outside on the deck overlooking Pike's Peak. We can accommodate families up to 25. Large groups must qualify for R-1 (family/long-term) lease. Guest access Guests have access to spacious 3500 square foot home including two living areas, kitchen / eating area, formal dining room, main-floor half bath, and large deck with Pike’s Peak views. Access info provided only after receipt of general guest (names and ages) and vehicle (make/model/rental) info at least one week prior to arrival, as well as damage deposit (fully refundable as long as all house rules are honored). Same-day access possible only with express advance authorization and additional deposit. Other things to note Special pricing and minimum stay requirements for holidays / USAFA events / large/family groups. We only accept a few reservations and are selective in accepting guests, so don’t waste your time or ours by requesting discounts. Short-term rental restrictions prevent us from continuing to offer freebies to charities, so please don't ask -- we intend to renting our home legally. We have no minimum-advance booking requirement. However, since this is not just a business but our home, be aware that additional charges apply to bookings made with less than one month notice, with weekly increases from at least $500 (under 30 days) to $1000 (under 3 weeks), $1500 (under 2 weeks), and $2000 (under 1 week), because of the disruption to our (and others’) schedules often necessary to make hasty arrangements to accommodate last-minute requests. These charges, if applicable, will appear in your quoted rate. The moral to the story is: be organized — plan ahead!
