Cosy Barn in the heart of the Garden of England

‘Little Hartleys’ is a detached stable with cosy wood burning stove. Perfect for families where children can use our play park complete with sunken trampoline and zip wire. From time to time, other animals will be housed on the property. Country walks opposite the main entrance & within 1.5 miles you can find yourselves in our charming local pubs. Private parking & outdoor area set behind a fence within the main residence on 2 acres of land Currently no chickens due to fox attacks! The space Master bedroom with Kingsize Bed complete with luxury bedding. Blackout, lined curtains and plenty of storage/ wardrobe space for longer visits. Bunk room bunk beds and a pull out ‘trundle’ bed. Plenty of storage for little ones clothes. Bathroom with electric shower and heated mirror. Soft Towels are also provided along with toiletries Boot room with ample space for muddy wellies and coats Main living area has a fully fitted kitchen with an oven and hob, fridge/freezer, dishwasher, all cooking essentials, Nutribullet, kettle, toaster, toastie maker, cutlery, crockery, glassware and some plastic ware for the little ones and plastic ware for outside dining. Breakfast Bar with stools, Wood Burning Stove, Sofa, Armchair and wall mounted TV with Netflix You are more than welcome to collect eggs freshly laid from the girls, a task the children will no doubt be more than happy to undertake and the kitchen is also stocked with spices, oils and some store cupboard basics to help your staycay run smoothly. Outside you have a round picnic table which seats 8, half drum bbq and additional seating area (the cushions are stored above the log store) We ask that these are restored in the event of any rain forecast and returned to their storage space when checking out. We are happy to provide a travel cot and high chair if needed. The bottom bunk has a removeable ‘barrier’ to stop little ones falling out! Strictly 2 adults maximum - bunk beds designed for children's weights only and we do not permit anyone to sleep on the sofa for hygiene reasons. No smoking No pets No parties or events ** PLEASE NOTE ** that the main garden does have a large unfenced pond so children must be supervised outside at all times Guest access Access to the play area and to visit any animal in residence in the pen at the bottom of the garden . Children should be supervised at all times when using the play equipment. We cannot be held liable for any accidents that occur whilst using the play equipment. There are two small trees in the centre of the garden and if you can imagine an invisible line from the Airbnb yard straight down then we ask that guests remain to the right of these with no exceptions. This retains privacy for both parties as residents and guests to our home. At times we may need to access the sheds located outside of the yard for animal husbandry or gardening works. We always ensure to look away from the yard when doing so to retain as much privacy during your stay. Other things to note ‼️‼️Building Work Notice ‼️‼️ Complete housebuild renovation is planned for the property next door from March 2026 for approximately 11 months. Construction noise midweek is to be expected. We live onsite in the main property approximately 150m to the left of Little Hartleys. You will most likely see our children around the chickens and on the play area, they are fully aware that Little Hartleys, the space and its guest’s privacy is to be respected. We have a small 6kg, very friendly and well trained Cavapoo dog, a hypoallergenic breed. Please do not book if you or your family have any fear of dogs as it is difficult to contain her in such an open space. She will love to make friends with you but we ask that she isn’t allowed access into Little Hartleys. The play area and zip line is used at your own risk. We cannot be held liable for any accidents that occur whilst using the equipment. Our sewage system is run using a septic tank, absolutely nothing other than toilet paper to be flushed down the toilet. Please do not use towels to wipe down the play equipment. They are strictly for internal use. During winter months it is advisable to bring waterproof shoes and extra clothes for the children as the ground becomes very boggy and mud is inevitable.
