The space Enjoy this beautiful, spacious PRIVATE guesthouse in a quiet traditional, English village close to the beautiful City of York. Our Georgian home that we live in sits on a quarter of an acre plot and shares a Private Drive with only 2 other homes. There are several great pub restaurants in the neighbouring village of Bishopthorpe and a McDonalds, Starbucks and Petrol station less than 3 miles away. Paddock View Guesthouse is totally separate to our home and is self contained with its own entrance and parking space. The guesthouse boasts a large ground floor bedroom with ensuite shower room which is accessed via double Georgian patio doors. On entering the room you will find an extremely comfortable double bed with pillow top mattress, crisp white bedding, feather duvet and pillows - with the added luxury of a fully fitted fleecy electric blanket with dual controls (one for each side of the bed) to keep you toasty warm on cooler nights. There is ample storage provided in a wardrobe with hanging space and drawers, separate chest of drawers, plus full length mirror. There is also a fridge with small ice compartment, should you wish to use that, along with a microwave, 4 slice toaster and kettle. Tea, coffee, herbal infusions, sugar and hot chocolate are also provided. Plates, glasses, mugs and crockery, corkscrew & bottle opener, etc are also supplied for your convenience. We also provide milk and a loaf of bread to get you started and some delicious home made treats to welcome you to your 'home away from home'. The en-suite shower room has a dual head shower, sink and toilet and mirrored wall cabinets. Fluffy white bath sheets, hand towels and face cloths are also provided, along with soap, hand and body lotion, shampoo, conditioner, shower gel, toilet rolls, tea towels, washing up liquid and dish cloths. There is also an iron, ironing board and hairdryer. The home is light and airy with a country cottage, warm, cosy feel. There are bedside table lamps and twig and fairy lights which offer soft, ambient lighting. There is an open staircase off the ground floor room which leads to an even larger, more impressive living space, with plenty of comfortable sofas, cushions, side tables, touch lamps, an antique novelty chess set, large 40" TV on the wall offering Freeview Channels and a dvd player. The upstairs living area is plenty big enough for 2 double electric air mattresses which are available for use upon request and subject to prior approval, (we can provide additional bedding and pillows). Please note however that due to the size of our electric hot water cylinder it MAY be necessary to stagger showers if there are more than 2 adults staying. There MAY not be sufficient hot water for more than 3 showers immediately after each other so MAY need to allow time for the hot water to reheat. WE HAVE NOT HAD ANY ISSUES SO FAR BUT WANTED TO BE TRANSPARENT We have added several new luxurious throws for if you fancy snuggling up and watching TV, relaxing with a book or even playing a game of cards (a selection of games, books and dvds are provided and you are free to use these). To help you plan your stay and make things a little easier, we have gathered together a wide selection of information leaflets for the various tourist attractions in and around York, bus and train timetables, local maps, theatre schedules, ideas for day trips, places to hire bikes, where to eat out etc. This upstairs living room has 2 velux windows and a lovely sash window which let the light flood in and overlooks a grassy paddock. (If you are lucky you may even spot a deer grazing!). You can enjoy complete privacy in this room as it is not overlooked. There are also a couple of beanbags. This is a great place to chill out and relax after a busy day. The rooms are heated by electric convector heaters which will be on a timer but can easily be overridden if necessary. Please note that there is a fitted smoke alarm and a carbon monoxide alarm for your safety and peace of mind. This is a comfortable and inviting home where you can retreat to and relax in, away from the hustle and bustle of life - whilst enjoying the absolute peace and quiet and star filled night skies of the countryside. And the beauty is you can be in the centre of beautiful, historic York in no more than 15 -20 minutes!! Guest access Guests will have access to the whole of the private guesthouse and space to park their car.
