This studio rental is an attached unit to a main house but locked off with private and separate entrance and does not share any living space with the main house. Enjoy Dish TV on a large flat screen TV with remote control, ceiling fan, CA KING bed, dresser, bistro style table with seating for 3, and large master bath with dual sinks, extra large shower and private water closet. There is also a small kitchenette area with under counter fridge, microwave, coffee maker, toaster oven, hot plate and small sink/counter space to rinse out light dishes. Dishes and cutlery available so you can enjoy your own snacks and light meals in the unit: ie sandwiches, cereal, soups, microwaveable food, and hotplate with skillet and saucepan for light cooking, etc. Also, bbq grill outside is available on the patio. The backyard is shared with the tenants of the main house. Sorry there is no oven but there is a toaster oven (hence "Kitchenette" in the title"). We provide Coffee, tea, creamer, sugar, instant oatmeal, snack bars and a couple bottles of water to hold you over until you get to the store where you can purchase what you prefer. SMOKING OUTSIDE ONLY. THE SPA TUB IN THE BATHROOM DOES NOT WORK AND IS NOT TO BE USED. This is also mentioned in "Other things to note". Guest access *The unit has it's own private entrance from the street. You will be provided with detailed instructions on where to park and how to enter the studio after the reservation is made. You will be provided with a 4 digit code to unlock the door. No need to worry about lock boxes and digging for keys in the bottom of your purse or pockets. *There is a patio right outside the sliding glass door and another patio on the other side of the house. Use of the patio includes table/chairs, BBQ and fire pit. Also additional seating and outdoor TV under covered patio is available for you as well. Feel free to sit out and relax with your morning coffee or enjoy the sunset in the evening with your favorite beverage of choice after a long day exploring everything Southern California has to offer. Sit out by the fire pit on a cool evening enjoying the stars. **There is a pool on the property, and there is no lifeguard, therefore, the patio is enclosed by a pool safe fence with gate. You are welcome to go outside of the enclosed patio. Just pull up on the knob on top of the gate and pull the gate open towards you. If children are booked, we will lock the gate and provide a key for you to open the gate. There is no lifeguard on duty. Therefore, no children allowed in the pool area. SMOKING OUTSIDE ONLY. Other things to note WE WELCOME EVERYONE, regardless of religion, culture, gender, ethnicity and ideology. This is a safe place to be." Key Residence Features: - Amenities include a kitchenette, air conditioning, flat screen TV with DishTV, wireless internet, walk-in shower, towels, toiletries (shampoo, conditioner, body wash, liquid hand soap), and more - Enjoy access to the spacious patio with outdoor dining, gas grill, fire pit, and outdoor flat screen television *Please note: There is 1 small dog and a cat that live on the property. Please don't take the dog or cat into the studio if you happen to visit with them out on the patio. We want to keep the room "animal free". Thank you. *Trash day is Friday and the first truck comes around 7 or 8 am. *Gardener comes on Friday but could vary occasionally, various times but could be as early as 8:30am and the mower and blower can be heard. They are usually there for about 10 to 15 minutes. No unregistered guests are allowed on the property without prior permission. If you are caught bringing in more guests that what is booked, you risk being asked to leave with no refund. If your plans changed from when you originally booked and you have additional people, please let me know so we can make arrangements for payment for the additional guest up to the maximum allowable occupancy of 3 people. *Please buy trip insurance as there are no refunds for cancellations after the cutoff date. If you do need to cancel outside of the refundable time frame we will refund you for any days that we rebook. *This property has outdoor camera surveillance for your security. *We do our best to provide the best stay for our guests and even offer early check in when available but we have a strict check out time. It has become necessary to add the following and I will enforce the extra charges as laid out below: *We have a strict checkout time of 11 am. Any checkout after 11 am will incur additional charge of $30 for the first 10 minutes past 11 am. Then $10 for every 5 minutes after that. No exceptions. Please don't make us do that. I don't want your extra money. I need to get the studio cleaned and ready for the next guest and still get to my job on time. *Please note: The cleaning fee is to cover changing out linens and towels, laundry, vacuuming, sweeping, dusting, mopping, sanitizing shower/bathroom/counters and restocking supplies. It is NOT to clean up your personal mess. Please clean up after yourself: Dishes are to be washed, trash placed in trashcans (not all over floor), and spills/messes are to be cleaned up. If the unit is left dirty, an additional $30 will be charged against your deposit. We take great pride in providing a beautiful, peaceful, clean place for you to enjoy. Please show the respect it deserves. Thank you. Bringing people in without notification or otherwise disregarding/breaking any other house rules could bring a charge of the whole security deposit. Please be respectful. This is our home. *This studio unit has a sliding glass door that opens up into the back yard. Please note, the back yard is where our small dog has access. His name is Logan. In addition, we have two tortoises that wander the back yard. (see pictures). You are welcome to access this area. I just want to let you know about the animals out there so you may want to watch your step to avoid any surprises. You are also welcome to go around to the other side of the house to the other patio where there is an outdoor TV, firepit, table/umbrella with seating. *The master suite has a tub BUT it is NOT USABLE and not a part of the rental. Please use the walk in shower only. *There is a pool on the property. There is no fence between the sliding glass door and the pool therefore we do not allow children. The spa is not a part of the rental and is not to be used. *The studio has a shared wall with the main house.
