Your Private Cottage: You will have exclusive and unlimited access to your entire cottage: the two bedrooms, the kitchen, the bathroom, and your private, furnished patio (table, chairs, pergola with jasmine and passionflower). The Common Areas: You are welcome to use and enjoy, in respectful sharing with other guests, all the outdoor spaces that make this place unique: The equipped barbecue area. The children's playground. The various relaxation areas with armchairs and hammocks. The vegetable garden path (picking only if authorized and indicated). All the paths and gardens surrounding the cottages. Parking: A dedicated, convenient free parking area is located at the entrance of the property. Access & Arrival: To preserve everyone's peace and tranquility, vehicle access directly in front of the houses is limited exclusively to the moment of loading/unloading luggage. We will personally accompany you to your cottage upon arrival. Self Check-in: For arrivals at particular hours, a convenient self check-in system with a secure key lockbox is available. You will receive all detailed instructions before your arrival. We just ask you to inform us in advance and to respect the coexistence rules (kept on a leash in common areas, not left alone in the cottage, etc.). 🚭 Smoking: For everyone's safety and comfort, smoking is strictly forbidden inside the cottage. Smoking is allowed exclusively in open outdoor spaces, taking care to use ashtrays and not to litter cigarette butts. 🎉 Events & Noise: Poggio Roseto is a peace oasis. Parties, events, or gatherings are not allowed. We ask you to respect the quiet hours from 10:00 PM to 8:00 AM, especially in the common outdoor areas. ♻️ Respect for the environment: We are immersed in nature and committed to respecting it. We will provide you with all the instructions for proper recycling. Water is a precious resource: we invite you to use it consciously. 🔐 Safety: Inside the cottage, you will find a manual with essential information, including meeting points and escape routes in case of an emergency. The playground is at their disposal, under your responsibility and supervision. 🛠️ Damages & Malfunctions: In case of any breakdown or accidental damage inside the cottage, please notify us immediately.
