The apartment is located on Enseada Beach – right in the city center – a top location: calm, clean, safe, family-friendly, and never overcrowded, even during high season. Guest access THE CONDOMINIUM AND ITS AMENITIES Our condominium offers several leisure and comfort options available to guests during their stay: BEACH SERVICE Available daily from 9:00 AM to 6:00 PM, including 1 umbrella and 4 beach chairs per apartment. The setup is usually in front of the building. In some cases, you may need to request it at the front desk. Complimentary ice is also available upon request at the reception. SWIMMING POOLS Adult and children's pools open from 9:00 AM to 8:00 PM. (Closed on Mondays for cleaning and maintenance.) GAME ROOM Open from 9:00 AM to 10:00 PM, perfect for family fun. CHILDREN’S AREA Indoor play space designed for kids to enjoy safely. TV ROOM Open from 9:00 AM to 10:00 PM, great for relaxing and entertainment. SAUNA AND GYM The condominium has a sauna and gym, but unfortunately, access is not allowed for short-term guests, according to internal condominium rules. SECURITY CAMERAS IN COMMON AREAS Like in any condominium, this one also has security cameras installed in the common areas. These cameras are managed by the condominium, not the host, and are there to ensure safety and peace of mind for all guests. IMPORTANT Any of the shared areas may be temporarily closed without prior notice for cleaning or emergency maintenance. These are condominium-managed facilities and beyond our control. We understand that the unavailability of leisure facilities such as the pool, game room, gym, sauna, or other common areas can be frustrating. However, as these areas are managed solely by the condominium and are beyond our control, we do not accept cancellations or refunds due to the temporary unavailability of any of these amenities. Our commitment is to the quality and comfort of the accommodation we offer, and we are always available to support you during your stay. Other things to note We hope you enjoy your stay to the fullest. Our goal is to provide an amazing experience! Please note that our property is located in a residential condominium, not a hotel or guesthouse. Therefore, house and community rules are necessary to ensure comfort for both short-term guests and long-term residents. ACCOMMODATION AND CONDOMINIUM RULES By confirming your reservation, you agree to follow the rules below and respect the condominium’s internal regulations during your stay. HOSPITALITY SERVICES: This is a residential condominium. While it offers many amenities, it is not a hotel. Services such as breakfast, room service, or daily cleaning are not provided. GENERAL SERVICES: Doormen and building staff do not provide services to guests. If you need assistance, please contact us directly. SECURITY: There is a guest registration and access control system. After your reservation is confirmed, identification of all guests (including children) is required: full name, ID document, date of birth, and vehicle information. MINORS: Guests under 18 must be accompanied by parents or legal guardians. Reservations by minors are not allowed. NOISE: Parties and loud music are not allowed. Quiet hours are from 10:00 PM to 8:00 AM, during which the following are prohibited: loud conversations, loud TV volume, or noisy appliances such as vacuum cleaners or washing machines. (Subject to fines) VISITORS: Visitors are not allowed. SMOKING: Smoking is prohibited inside the unit (subject to a fine equivalent to one night’s stay). Smoking is allowed only in open areas. DELIVERIES: All deliveries must be picked up at the front gate. ILLEGAL SUBSTANCES: Use, possession, or circulation of illegal drugs is strictly prohibited. Violation will result in a fine equal to the total rental value, legal measures, and possible early termination of the stay. PETS: Pets are welcome but must remain under control inside the apartment. They are not allowed loose in the common areas and must be leashed when outside. Owners must clean up after their pets and ensure they do not disturb neighbors. Violations are subject to fines up to R$300.00 if the condominium issues a warning. Any official condo fine will be passed on in full. We charge an extra fee for pets. It is necessary to inform us at the time of booking so the system can apply the charge. NUMBER OF GUESTS It is necessary to inform the total number of guests in the reservation, including children of all ages. The booking price may vary according to the number of guests informed. OCCUPANCY LIMIT Exceeding the maximum occupancy limit of the property is not allowed. Failure to comply with these rules may result in: - A 50% fine on the total booking amount; - Immediate termination of the rental, with no refund of paid amounts. PROPERTY CARE: Guests are responsible for keeping the property, furniture, appliances, and utensils in good condition. Any damages will be charged at the end of the stay. RULE VIOLATIONS: Failure to comply with the condominium rules may result in fines, compensation for damages, and early termination of the reservation, with no refund.
