Lovely and spacious self-contained two bedroom annexe to our family home in a tranquil, rural setting. Radcot Farm House is situated at the end of a long drive, surrounded by open countryside, arable farmland and uninterruped views of spectacular sunrises and sunsets. The annexe has its own entrance, enclosed private garden and ample parking for two cars outside. The WiFi at the property is slow due to the remoteness however phone signals are good in the area. The space We have very recently refurbished and repainted the Annexe in warm, neutral tones. Enter though your own door off the gravel drive into the spacious open-plan central living space. Exposed beams and trusses add character and height to this light and airy space. Cook up a feast in the the fully equipped kitchen area where you'll find a 4-ring electric hob with split oven and grill under. There is also a microwave, under counter fridge with ice box and washing machine. We have purchased new furniture as part of the refurbishment, including a country-style dining table for four and comfy tub chairs joining the sofa in front of a TV with Sky Q. Two bedrooms and a family bathroom are found off the corridor. - a cosy twin room with two full single beds, bedside cabinet, hanging rail and Cupboard with drawers. - A spacious room with double bed, large wardrobe, chest of drawers. Bathroom - bath with shower over, toilet, basin & full height towel rail. All bed linens and towels are provided for you. The Annexe benefits from a heating and cooling system, with each room having its own controls. During the winter months the heating will run on a timer and can be adjusted to suit. During the summer the rooms can be cooled with air conditioning, again to suit. Full instructions can be found in the property guide on arrival. Outside there is a small patio with table and chairs, small charcoal barbecue and a little lawn with cottage planting. This small garden is fenced in for your privacy and security of children and animals. There are miles of footpaths to explore from our property. We are surrounded by fields of crops and ask that you do not venture on to any fields unless on a designated footpath. Please note we have our own dogs (4 working cocker spaniels and a docile Alsatian) who roam free around the property . If you want to bring your own dog YOU MUST contact me first please, and we will only accept a maximum of 2 dogs at any one time . We do request that you keep the dogs off the bedding and furniture. If you do not and/or your dog causes excessive mess, which we have to clean up, you risk losing a portion of your security deposit. Guest access There are 2 parking places by the property, which is at the end of a long private drive (shared with the residence next door). This drive is on a Public Footpath, which is regularly used. The path leads across fields to the river Thames and beyond. EV Charging - There are a number of EV charge points at supermarkets within the area we can point you in the right direction during your stay. Other things to note Please note we have our own dogs (4 working cocker spaniels and a docile Alsatian) who roam free around the property. If you want to bring your own dog YOU MUST contact me first please and we will only accept a maximum of 2 dogs at any one time and we request that the dog is kept off the furniture and bedding. If you do not notify ourselves and/or your dog causes excessive mess, which we have to clean up, you risk losing a portion of your security deposit (capped at £50)
